Sunday night, a week of social, done.

Social Studio reads your Instagram or your brand kit, then turns a listing, a market update or a plain idea into ready-to-post creative — starting from 1000+ template inspirations, batched across five platforms in one sitting. No more staring at a blank caption box at nine o'clock on a Sunday.

How Social Studio works

Six steps from blank page to scheduled week.

Every generation runs the same short chain — who you are, what you're posting about, how it should look, and the figures behind it, all reviewable before anything renders.

1

Tell it who you are

Upload up to 6 sample posts from your own feed, or point it at your handle, and the analyser reads your palette, tone, content pillars and recurring layout. Skip it and Social Studio falls back to your account's brand kit — logo, colours, company name — or a considered default if neither is set up yet. Whichever source shaped a post, it's labelled, not guessed at.

2

Pick what you're posting about

Four sources: a live listing from any branch you manage, a market update for an area, free text for a testimonial or announcement, or your own uploaded photo for a team or office post. The listing picker searches your whole company's stock, not just the branch you're currently viewing.

3

Choose your look

1000+ templates — 10 visual styles crossed with 10 estate-agent post types, from Editorial Luxe to Neo Retro, Just Listed to Meet the Team, each an inspiration you regenerate into something unique — or one of the 10 brand templates generated specifically for your own branch. A template hands the AI a direction — brand colours, your subject and the right platform canvas — and you take it from there. A jumping-off point, never a fixed stamp.

Three posts generated live — Just Listed, Free Valuation, Market Update

Real Social Studio output: your brand, your area and live market stats composed into ready-to-post creative — every figure above pulled from the actual Wandsworth market.

4

Curate the market stats, if that's your post

For a market update, pull live figures for the area — average asking price, homes on the market, typical days to sell, a year-on-year comparison you can slide between months — then tick which of up to 8 figures go in, and edit any before they reach the prompt. Nothing gets claimed as "live data" unless you left it exactly as pulled.

5

Preview the prompt, tweak if you like

The composer shows you the exact image prompt and caption prompt the AI is about to receive, built from your brand style, your chosen template and your source content. Edit the image brief in place if you want a different emphasis — your edit overrides the auto-generated one, not the other way round.

6

Generate — one, or five at once

Tick every platform you want and hit generate. Each becomes its own post with its own platform-written caption, its own charge and its own render, so one failure or a mid-batch credit limit never takes the rest down with it. Finished posts land in your history with a plain-English receipt of what went into them.

The Sunday-night panic

Two agents open Instagram at 9pm. Only one has already posted the week.

Social media doesn't stop being a job just because nobody scheduled time for it. The difference isn't effort — it's whether posting is seven separate small panics, or one sitting.

Without Social Studio

  • ·A blank caption box, a stock photo that half-matches a listing, no brand colours applied
  • ·A market stat half-remembered from a call last week, posted anyway
  • ·One platform done, the other four "tomorrow"

Posted late, inconsistent, and quietly dropped the week something else comes up.

On Social Studio

  • ·Your own brand style applied automatically, a chosen template, the actual listing photo
  • ·Live figures you ticked and checked, not remembered from memory
  • ·Five platforms, one batch, each with its own caption

Twenty minutes on a Sunday. The whole week is done before the kettle's boiled.

From feed to full week

One sitting. A week of content out the other end.

Three moments, start to finish — from showing Social Studio who you are, to a phone full of content that's actually ready.

1 · Analyse

Show it your feed

A handful of your own posts, or just your handle. The analyser reads palette, tone and layout — no brand guidelines document required.

2 · Generate

Pick, preview, batch

A template, a listing or an idea, a quick look at the exact prompt — then every platform you need, generated together.

3 · Scheduled

A week, ready to post

Captions, hashtags and finished creative sitting in your history — waiting on your usual scheduler, or posted by hand at your own pace.

A week, filled in one sitting

Seven posts. One Sunday evening.

Because every platform generates in the same batch, a week's diary fills the way it should — all at once, not one dread-filled day at a time.

The template library

10 styles. 10 post types. 1000+ templates.

A template is a starting point, not a straitjacket. Each one gives the AI a direction — the style's design DNA and the post type's composition rules — then your brand, your subject and a tap of regenerate take it somewhere that's yours. Inspiration you remix, not a fixed asset.

Real templates from the library — your logo, colours and subject drop into every one automatically.

templates

Beyond the shared library: 10 templates that are only yours

Generate a free set of 10 brand templates, personalised to your branch's own logo, colours and tone rather than the shared library's generic subject. It's a perk you can refresh at most once every 24 hours — not a saved recipe you hand-edit, but a set that regenerates to stay current with your brand kit.

Market posts, honestly sourced

The figures are real. You picked them.

A market-stat post is only as trustworthy as the numbers in it. Social Studio pulls from Home's own listings data and Land Registry sold prices — then hands you the figures to approve, not a finished claim to publish blind.

  • Live pull, up to 8 figures — average and median asking price, homes on the market, typical days to sell, stock change and market balance, plus a year-on-year comparison.
  • A choosable comparison window. The year-on-year figure defaults to the last full month against the same month a year ago, but you can slide the window across the full monthly price history if a different comparison tells the truer story.
  • Tick, edit, or skip entirely. Deselect a figure you don't trust, correct one that needs a caveat, or generate the post with no stats at all — the copy is built from exactly what you approved, and an edited figure is labelled as agent-supplied rather than claimed as live.
  • Sourced, on the post. Market templates carry a small "Source: Home" line, so the claim stays attributable rather than a bare number floating in a graphic.

Trust by design

Every post carries a plain-English receipt.

A finished post shows exactly what shaped it — where the style came from, whether the data is live or edited, whether it's branded — so nothing you publish is a black box.

Your own listings only

Listing search and the photo picker are scoped server-side to the branches you actually manage. The specific photo you pick for a post is checked against that listing's own gallery — a stray URL is refused, never trusted blind.

Never a market stat it invented

Every figure in a market-stat post is one you saw, ticked and could have edited or removed. If you changed a number, the post's copy says the figures were "supplied and approved by the agent" — not passed off as an untouched live pull.

Told which style shaped a post

Brand style resolves from your analysed Instagram, your account's brand kit, or a considered default, in that priority order. Whichever it was, the post says so — no unlabelled guessing about why a post looks the way it does.

Never charged for a run that dies

If a generation genuinely fails, the credit is refunded before the post is even marked failed. If a job stalls without ever reporting back, it's automatically failed and refunded rather than spinning on your screen forever.

Alter, don't discard

Not quite right? Alter in Canvas splits a finished post into an independent subject layer and background layer, opening straight into the full Canvas editor at the correct size — a second pass instead of a wasted generation.

Your data stays yours

Instagram samples, uploaded photos and generated posts are stored per branch. Reports, style profiles and generation history for one branch are never visible to a company you don't manage.

Who uses Social Studio

Whoever's job it is to keep the feed alive.

A sole-trading estate agent working alone at a small high-street office desk, laptop and phone in hand

Solo agents and sole traders

No marketing team, no designer on call, and a business that lives or dies on being visible on the high street's own timeline. Social Studio does the design work a bigger agency would pay someone to do — analyse the feed once, then batch a week whenever there's twenty minutes to spare.

Branch teams

A negotiator posting a just-listed the moment it's live, a branch manager batching the week's testimonials, a marketing-minded team member curating the market updates — the brand style resolves the same way for whoever's logged in, so the feed reads as one voice regardless of who's posting.

Every platform, one request

Five canvases. Five captions. One batch.

Each platform renders at its own correct canvas and gets its own caption written for it — never a square Instagram tile squeezed into a landscape LinkedIn slot.

Pricing, plainly

Included, up to a fair-use allowance.

Social Studio is included with your home.co.uk agent account up to a monthly fair-use allowance — no separate subscription to sign up for. Once you're past the allowance for the month, or if your plan doesn't include the tool, generation draws on your account's wallet instead, and the exact cost is quoted before anything renders, not after.

Every credit charged for a post that fails to render — or stalls without ever finishing — is refunded automatically, whether you notice or not. The same billing model runs across the marketing tools, so your usage and any top-ups are one wallet, not one per tool.

FAQ

Common questions about Social Studio

What exactly is Social Studio?

Social Studio is the AI social asset generator built into your home.co.uk agent account. It reads your Instagram or your brand kit, then turns a listing, a market update, free text or your own uploaded photo into ready-to-post creative — starting from 1000+ template inspirations spanning 10 visual styles and 10 estate-agent post types — for Instagram, Instagram Stories, Facebook, LinkedIn and X, one platform or five at once.

Will it just copy my Instagram look, or invent something generic?

It analyses up to 6 of your own posts (or your handle) for palette, tone, content pillars and recurring layout, and falls back to your account's brand kit or a considered house default if you'd rather skip that step. Every post is labelled with which source shaped it — analysed Instagram, brand kit, or default — so it's never a mystery.

Does the AI make up market statistics?

No. When you generate a market-update post you pull live figures — average asking price, homes on the market, typical days to sell, year-on-year change — from Home's own listings data and Land Registry sold prices, then tick which ones go in the post and edit any before generating. Only the figures you approve reach the prompt, and an edited figure is labelled as agent-supplied rather than claimed as live data.

Can I generate a post about a listing that isn't mine?

No. Listing search and the photo picker are scoped server-side to the branches you manage, so you can only generate posts about your own company's stock. Even the specific photo you choose for a listing post is checked against that listing's own gallery before it's used — a stray image URL is refused.

Can I generate for more than one platform at once?

Yes — up to 5 platforms in one request. Each platform gets its own caption written for that platform, not a shortened copy of another, plus its own charge and its own render, so a credit limit reached mid-batch or a single failure never takes down the platforms that already worked.

What if generation fails or gets stuck?

You are never charged for a run that dies before it starts. If a render genuinely fails, the credit is refunded before the post is marked failed. If a job stalls without ever reporting back, it's automatically marked failed and refunded rather than spinning forever.

Can I edit the finished image afterwards?

Yes. Alter in Canvas splits a finished post into two independent layers — the subject matted out, and a clean inpainted background — and hands you straight to the full Canvas editor at the correct size for that platform, so you can move things around without starting the generation over.

What's the difference between the shared template library and my brand templates?

The shared library is the fixed 100-template matrix — 10 visual styles across 10 estate-agent post types — that every agent can use. Brand templates are 10 previews generated specifically for your own branch's brand kit, refreshed at most once every 24 hours; they regenerate rather than being hand-edited like a saved recipe.

Does Social Studio cost extra, or is it included?

It's included in your plan up to a monthly fair-use allowance. Beyond that allowance — or if your account isn't on a plan that includes it — generation draws on your wallet at a price quoted clearly before you commit, the same billing model used across the marketing tools.

Can I save a setup I like and reuse it?

Yes. Saved recipes capture the platform, source type, brief and any prompt tweaks under a name you choose, ready to reuse next time — separate from your auto-generated brand templates, which manage and refresh themselves.

Where do the post ideas come from?

Inigo, Home's AI assistant, proposes fresh post ideas for your own patch based on live intelligence about your area, ready to hand straight into a generation. Hit refresh for a different angle if the first set doesn't land.
