Live · Branch intelligence

Know your standing before your rival does.

My Market is branch-level market intelligence built from real listings: your share of new instructions, a live league table ranked against every branch competing in your patch, and the demand and stock trends behind it — an honest scoreboard, not a highlight reel.

How My Market works

Nothing to connect. Everything to read.

My Market isn't a survey you fill in or a spreadsheet you maintain — it's a report that builds itself from listings that already exist.

1

Your branch, resolved automatically

My Market opens against your branch's own account — the same authorised branch assignment that Patch, Scout and Press already use. There's no separate sign-up, integration or CRM connection: if your branch lists on home.co.uk, the raw material is already there.

2

The snapshot builds itself

A background job aggregates 24 months of listing-level data across every postcode district you've touched — your listings and every competing branch's listings in the same outcodes. Refresh any time and the current report stays on screen while the new one builds; you're never dumped back to a loading spinner.

3

Read it your way

A sticky control bar carries three filters everywhere you go: a date window (3, 6, 12 or 24 months, or a custom range), a branch picker if you run more than one, and a sales/lettings/all toggle. Change any one and every chart, table and map on the page re-windows together.

4

See exactly where you rank

Six tabs cover it from every angle: a coverage map you can colour by six different metrics, a competitor league table, a head-to-head against one named rival, speed and conversion benchmarks, stock and demand, and a full outcode-by-outcode breakdown.

5

Ask Inigo what it means

The Overview tab opens on a single editorial verdict, not a wall of tiles — your biggest mover, your stronghold, the rival gaining fastest — computed deterministically from the same maths behind every chart, never invented. An Ask Inigo dock lets you go further with a question in plain English.

6

Take it with you

An instant CSV export downloads the outcode benchmark and competitor league straight from the report you're already viewing. A branded PDF queues in the background for a vendor pitch or a team meeting, and a weekly digest email can land the rank and share moves in your inbox every Sunday.

The league table, live

Every branch competing for the same instructions, ranked in one table.

Real branch names, real listing volume, real share of the market — windowed to any period you choose. Below is an illustrative example: names replaced, mechanics real.

A branch's week

Numbers before the meeting, evidence before the pitch.

Three moments where a live number changes the conversation, illustrative of how branches actually use it.

A small team of estate agents gathered around a table in a bright branch office, one holding a tablet showing a chart

1 · Monday, before the kettle's boiled

The huddle opens on real numbers

The Overview tab is already open. The league snapshot and Ask Inigo's pulse card are on the big screen before the first coffee — this week's mover, not a hunch about it.

An estate agent at a homeowner's kitchen table with a laptop open, showing a chart, in conversation with the homeowner

2 · At the vendor's kitchen table

Evidence, not just enthusiasm

The PDF export is open on the tablet: your branch's days-to-deal against the outcode median, your rank against the agent up the road — printed, not promised.

An estate agent relaxed at a desk with a laptop open showing a chart and a mug of tea, in a branch office overlooking a British street

3 · Friday, instruction in the bag

Refresh, and it's already counted

Hit refresh and the new listing folds straight into next week's league position — nobody re-runs a spreadsheet to find out where that leaves you.

Your share, and where it's headed

A snapshot and a direction of travel.

Market share on its own is a photo. My Market always shows it beside the trend — because a shrinking 30% is a worse position than a growing 15%. Illustrative example below.

Share of new listings · last 12 months

21.9% Your share
You 21.9%
Branch B 28.4%
Branch A 19.8%
Rest of the market 29.9%

Your share, 12-month trend

Your share Same window, prior year

The real chart is a 3-month smoothed line covering the top 10 competing branches plus an "everyone else" band — this is a simplified illustrative read of the shape of it, not a claim about any specific branch's numbers.

Ask Inigo

One verdict, not a wall of tiles.

The Overview tab opens on a single briefing card — a loud headline and a handful of quieter supporting reads, in plain English. Every line is computed from the same maths driving the charts underneath it. Nothing is generated freehand; there's nothing here your own data can't back up.

  • Your momentum — is your share climbing or slipping year on year, and what's it worth in listing value
  • Your biggest threat — the rival gaining share fastest, before it shows up as a lost instruction
  • Your stronghold — the outcode you dominate outright, worth defending, or the closest one within reach
  • Speed to deal — how many of your outcodes you're beating the market's median days-to-deal in

Where the AI dock is switched on, you can go further — ask a question in plain English and get an answer grounded in your branch's own report.

Sample Inigo briefing

"You're up 4.1 points to 21.9% share over the last 12 months — Branch A is the one closing the gap on you fastest."

Your stronghold

You're #1 in two outcodes — that's worth defending; challengers see the same numbers you do.

Speed to deal

Faster than the market median in 5 of your 7 benchmarked outcodes — a line worth using in a pitch.

Illustrative example — figures are placeholders, not a real branch's report.

Inside the report

Six tabs. One honest picture.

Every view is built from the same 24-month footprint, so a story that starts on the map and ends in the league table always agrees with itself.

Coverage map

A geospatial heatmap and outcode choropleth of every listing in your window, colourable by volume, sales, lettings, market share, median days to sale or median price. A coverage timeline scrubber plays your footprint growing month by month.

League table & head-to-head

Every agent listing across your benchmark outcodes, ranked and re-windowable without a reload. Value is shown in pounds, share in percent — never blended into one misleading figure. Pick one rival for a direct, share-based head-to-head.

Speed & conversion

Median days-to-deal against the whole market, per outcode. A listing-outcome funnel tracks the journey from listed to price-reduced to agreed to fall-through, so slow patches are visible, not just guessed at.

Stock & demand

A beds-by-property-type matrix of your own footprint sits beside a national buyer-demand grid built from real search activity — every cell needs a genuine sample before it shows a number, never a guess dressed up as data.

Filters that follow you

One sticky control bar carries your date window, branch and sales/lettings/all choice across every tab. Change it once on the Overview and the map, league and outcode tables all re-window together.

Digest & export

Opt into a weekly Sunday email of rank and share moves — no login required. An instant CSV export and a queued branded PDF cover everything from a quick data pull to a vendor-ready document.

Built to tell you the truth

An honest scoreboard, not a highlight reel.

A market report is only useful if you can trust the number when it says something you don't want to hear. My Market is built with that discipline baked in, not bolted on.

No invented growth

If your branch's listing history doesn't stretch back a full comparison year, the report shows current levels, not a growth percentage propped up on half a baseline. A caveat banner explains why, in plain English, rather than quietly guessing.

No rank it can't defend

A postcode district only gets a league position once it clears a minimum volume of real listings to compare against. Fall short and you get honest levels instead — coverage, speed, conversion — with the reason shown on screen, not hidden.

£ value never dressed up as growth

The league table's value column is a summed listing price, not a sale price, and it's never blended with share-based growth. A high-volume lettings branch and a low-volume high-value branch are never compared as if they were the same business.

FAQ

Common questions about My Market

Getting started & pricing

What data does My Market use?

My Market is built entirely from real listing-level data on home.co.uk — your branch's own listings and every competing branch's listings in the same postcode districts, held over a trailing 24-month window. There is no separate connection or manual upload: if your branch's listings are already linked to home.co.uk, the report is ready to build.

Do I need to connect a CRM or upload anything?

No. My Market runs off your branch's existing listings on home.co.uk, resolved automatically to your account — the same authorisation Patch, Scout and Press already use. If your branch has no listings linked yet, you see a plain explanation of that, not a spinner that never finishes.

Is My Market free?

Browsing My Market is free for any branch with analytics access — there is no separate purchase to open the report. The live version of your own report is free to explore in full for the first ten minutes; after that it continues as part of Founder 250 membership. Non-members still keep a lite report with a handful of real headline figures for their branch.

How often does the report update?

You can regenerate your report on demand — the current report stays on screen while the new one builds, so refreshing is never a stuck-spinner wait. Founder 250 members can also opt into a weekly email digest summarising rank and share moves without needing to log in.

What the numbers actually mean

How is "market share" calculated?

Market share is your branch's share of all new listings — sales and lettings combined, or filtered to one — added by every agent in a given outcode over the selected window, most commonly the trailing 12 months. It is a share of listing count, not of pound value, so a high-volume lettings branch and a low-volume high-value sales branch are never compared unfairly.

How is "days on market" measured?

Days to deal is the gap between a listing's added date and the date a sale or letting is recorded as agreed against it, taken as a median. Your figure sits alongside the median for every other agent listing in the same outcode over the same period, so you can see whether you are faster or slower than the market, not just what your own number is in isolation.

What if my branch is too small to benchmark fairly?

If none of your postcode districts clears the minimum listing volume needed for a fair comparison, My Market shows your own levels — coverage, speed, conversion — without inventing a league position or a growth percentage it cannot support. A banner explains exactly why, rather than guessing on a partial baseline.

What outcodes does it cover?

Every postcode district where your branch has actually listed a property, resolved automatically from where your own listings sit — not a subscription area you choose in advance.

Sharing it & filtering it

Can I see the actual identities of rival branches?

Yes. The league table, head-to-head view and outcode dominance table all name the real competing branches active in your patch, ranked by real listing volume and share. Nothing in your own live report is anonymised or simulated — it is built entirely from public listing data.

Can I export it or share it with my team?

Yes. A CSV export of the outcode benchmark and competitor league downloads instantly, built directly from the report already loaded in your browser. A branded PDF version queues in the background and gives you a download link once it is ready — useful for a vendor pitch or a team meeting.

Does it cover lettings as well as sales?

Yes. Every view — league table, coverage map, speed, stock mix — can be filtered to sales only, lettings only, or both combined, so you can look at either side of your business separately if they behave differently in your patch.
