A mover just asked AI who's the best agent near them.
Did it say your name? AI Visibility checks ChatGPT, Claude, Gemini and Grok, shows you exactly where you rank, tracks your mentions over time, and lets you pin the prompts that matter — so the next answer names you.
How AI Visibility works
Six steps from blind spot to tracked score.
A visibility check isn't one prompt. It's four engines queried the way a real mover would ask, scored, compared against your real market position, and rechecked over time.
Four engines, one run
ChatGPT, Claude, Gemini and Grok are each asked the kind of local, intent-shaped question a mover actually types — "best estate agent near me", "who sells fastest in my postcode" — and every answer is parsed for who got named and in what order.
Your position, and everyone else's
Each engine returns a ranking table, not just a yes or no — your position if you were named, and the full list of agencies the AI recommended above and around you, with logos where we can resolve them.
Scored, not just spotted
Results roll up into a single 0–100 visibility score, an average position, a fuzzy-matched Share of Voice against the other agencies named, and how many of the four engines found you at all — trended over 7 and 30 days so a single bad answer doesn't read as a trend.

Checked against your real market position
Where your AI ranking and your genuine local market share diverge, the dashboard calls it out directly — sometimes you're doing better in the market than the engines currently know, which is itself the thing to fix.
Watched continuously by Mentions and Prompts
A snapshot check is the headline; Mentions runs up to 50 tracked queries in the background with sentiment on every hit, and Your Prompts lets you pin the exact questions your pipeline depends on so you're not waiting for a manual re-check to notice movement.
Re-checked, with a countdown
Manual re-checks are rate-limited to one a day so the trend line means something, with a live countdown once you've used today's — and an in-app alert the moment your position drops two or more places on any engine.
The moment that matters
Watch the answer name you.
This is what a visibility check actually watches for — a real AI answer forming in front of a mover, and whether your agency's name lands inside it.
Illustrative AI answer, not a real conversation or a real agency's data.
One login, four jobs
Check it once. Watch it forever.
AI Visibility is four connected modules under one account and one usage allowance — a snapshot, an ongoing watch, a pin board, and the research that feeds it.
Visibility
Where you rank, right now
A full snapshot across all four engines — score, position, Share of Voice, industry ranking and the competitors named above you.
Mentions
Every time AI says your name
Up to 50 queries watched over time, with a trend chart, platform performance and a positive / neutral / negative sentiment breakdown on every hit.
Your Prompts
The questions that matter to you
Pin exact prompts you care about — "best lettings agent in KT12" — and watch the answer change engine by engine as your profile fills out.
Prompt Research
Find what's worth tracking
New prompts suggested from your Mentions history and, if connected, from your Google Search Console queries — plus custom topic research on demand.
Plus Traffic
Connect Google Analytics and Search Console and every one of the above sits alongside your real sessions, clicks and impressions — one dashboard, not four browser tabs.
The trend line
See yourself climb — or slip.
One score, tracked daily, plotted against the named competitors you choose to watch — across every engine at once.
Illustrative trend data, not a real branch's scores.
Mentions
Being named isn't the same as being recommended.
An AI answer can mention your agency in passing, alongside a rival, or with real enthusiasm — and those read very differently to a mover deciding who to call. Mentions watches up to 50 queries continuously and classifies every hit positive, neutral or negative, so you can see not just whether you're in the conversation but how you're coming across in it.
- Filter by platform, topic, location, query type or a free-text search
- Step back through past check runs by date, not just today's snapshot
- Platform performance breaks sentiment down engine by engine, not just as one blended number
Sentiment across tracked mentions
Illustrative split. Your own dashboard shows the real breakdown across your tracked queries, with a trend over the date range you choose.

Traffic
Your AI ranking, next to your real traffic.
Connect your Google Analytics and Search Console accounts and Traffic pulls sessions, clicks, impressions and top pages in alongside your AI visibility metrics — the same data you already have in Google, read next to your AI ranking instead of in a separate tab.
- Keyword opportunities flagged automatically: high impressions with a low click-through rate, and terms sitting just outside page one
- Top pages from Analytics and top keywords from Search Console, sortable by clicks or impressions
- A one-click content strategy built from your own keyword gaps, ready to hand to the Articles tool
The search has moved
Word of mouth now has a chat box.
A mover asking a friend or Googling "estate agents near me" could always find you eventually. Asking ChatGPT is a single answer — and if you're not in it, you don't get a second chance in that conversation.
| Question | Old way — search & word of mouth | New way — an AI answer engine |
|---|---|---|
| How many agents shown | A page of ten blue links, or one recommendation from a friend | Usually 3–5, named in one answer |
| What decides who's named | Ad spend, SEO rank, or who a friend happened to use | Verifiable, citable data the engine trusts |
| Can you see if you're being left out | No — there's no dashboard for word of mouth | Yes — checked, scored and trended |
| How you improve your odds | More boards, more ads, more years in the shop window | A fuller, current, structured Home.co.uk profile |
| How you know it's working | You don't, really | A visibility score that moves, with a trend line to prove it |
A day in the life
A dropped position, caught before lunch.
How a multi-branch marketing manager uses AI Visibility to catch a slip and fix it in the same morning.
A notification is already waiting
Priya, marketing lead for a four-branch group, opens the AIO dashboard to find an in-app alert: one branch has dropped two positions on Gemini overnight. She didn't have to go looking for it.
The Recent Changes log fills in the story
The 14-day event log shows it wasn't a one-off — a competitor overtook that branch on two separate checks this week. She switches to the branch selector and opens its Mentions tab.
Sentiment points at the real problem
Mentions for that branch have gone slightly more neutral over the same fortnight — the AI is still naming them, just with less conviction. The Gap Highlight shows their real market share is actually strong; the AI simply doesn't have current data to back it.
What she checks
- Which sources the engines cited on the losing answers
- Whether that branch's Home.co.uk profile has gone stale
What she does
- Pins the losing prompt in Your Prompts to watch it directly
- Flags the branch's listings and performance data for a refresh
from alert to action plan
Before her first coffee's finished, Priya has gone from a passive notification to a named prompt on watch and a task on the branch's desk. Tomorrow's automatic check will tell her whether it worked.
Who uses AI Visibility
Built for every shape of agency.
Whether you're a sole operator checking one postcode or a regional group watching a dozen branches, the same four engines are being asked about you either way.
Independent branches
A one or two-branch operation with no marketing team. AI Visibility gives you the same competitor visibility a national agency gets, without hiring anyone to watch it.
Multi-branch marketing teams
A branch selector and an agency-wide aggregate view mean one login covers every branch's score, with drill-down when one of them slips.
Regional and franchise groups
Weighted agency scoring means a flagship branch's strong visibility doesn't quietly hide a smaller branch that's fallen off the map entirely.
Why this matters now
They're not googling you. They're asking an AI.
A couple deciding who to instruct doesn't always open ten browser tabs any more. Increasingly they ask ChatGPT, Claude, Gemini or Grok directly — and the assistant gives one answer, with a handful of names in it. If yours isn't one of them, you were never in the running for that conversation.
home.co.uk publishes your verified performance — time on market, price achieved versus asking, listing history — as structured data on a domain the engines already read and cite. AI Visibility is how you check whether that's translating into an actual mention, and what to fix if it isn't.
Illustrative, not a promise
What finding out used to cost.
Rough, honest estimates of the effort involved in answering "am I being recommended by AI" the manual way versus with a dedicated check. Your own numbers will vary.
| Task | Doing it by hand | AI Visibility |
|---|---|---|
| Ask all four engines the same question | Open four apps, type the same prompt four times | One click, run in parallel |
| Notice a rival overtaking you | Only if you happen to re-check that week | In-app alert on a 2+ position drop |
| Track 50 different local questions | A spreadsheet nobody keeps updated | Continuous, with sentiment per hit |
| Line up AI ranking against real traffic | Cross-reference GA exports by hand | Same dashboard, connected accounts |
| Cost of finding out where you rank | An afternoon, if anyone remembers to | Included in your Home.co.uk account |
What makes it different
Ten things a single "ask ChatGPT yourself" can't do.
Four engines in parallel
ChatGPT, Claude, Gemini and Grok are queried together on one check, not one at a time on four separate free tools — with results merged into a single ranking table per engine.
A score that trends, not a one-off answer
Your visibility score, average position and Share of Voice are tracked across 7 and 30-day windows, so a single unlucky answer never reads as a permanent verdict.
In-app drop alerts
A notification fires the moment your position falls two or more places on any tracked engine — you find out from the dashboard, not from a lost instruction.
A live countdown on re-checks
Manual checks are rate-limited to once a day, and the button shows exactly when your next check unlocks — no guessing, no wasted taps.
Multi-branch and agency views in one login
Switch between branches or roll every branch into one weighted agency score, so a head of marketing never has to log into five separate accounts.
Sentiment, not just mention count
Every tracked mention is read for tone — positive, neutral or negative — so you can tell a glowing recommendation from a lukewarm afterthought.
Real market share as the reality check
A Gap Highlight compares your AI ranking against your genuine market position, calling out the difference when the two disagree.
One allowance across four tools
Visibility, Mentions, Your Prompts and Prompt Research all draw from one shared monthly AI-insight allowance — no juggling separate quotas for each.
Search Console and Analytics, connected
Traffic reads your own Google accounts directly, so keyword opportunities and AI visibility sit in one place instead of a spreadsheet you build yourself.
Zero visibility handled honestly
Not ranked anywhere yet shows exactly that — with practical next steps, not a hidden result or a padded number.
Under the hood
What powers a visibility check
Getting started
Your first check in four steps.
AI Visibility is part of your Home.co.uk agent account. No separate sign-up, no extra password.
Join Home.co.uk
Create your free agent account and link your branch — most branches already have a Home.co.uk profile, so this is usually a claim rather than a fresh listing.
Open AI Visibility
Head to the AIO hub in your dashboard and hit the visibility check. First-time checks show a short live animation while all four engines are queried.
Read your first report
See your score, your position on each engine, who outranks you, and — if it applies — the gap between your AI ranking and your real market position.
Set up Mentions and pin your prompts
Turn the one-off check into an ongoing watch: set up Mentions tracking and pin the specific questions your pipeline depends on in Your Prompts.
FAQ
Common questions about AI Visibility
Which AI engines does AI Visibility actually check?
ChatGPT, Claude, Gemini and Grok — the four answer engines the checker queries every run. Each one is asked the kind of question a mover actually types, and the tool records whether your agency is named, at what position, and who else was named alongside you.
What is the Visibility Score?
A 0–100 score built from how often and how prominently your agency is named across the engines being tracked, with a 7 and 30-day trend line so you can see it moving rather than reading one snapshot. It sits alongside your average position, your Share of Voice (a fuzzy-matched share of all agency mentions across your tracked queries) and how many of the four engines you were found in at all.
What happens if my agency isn't ranked anywhere yet?
You still get a full report. Zero visibility is common on a first check — the dashboard shows "Not ranked" honestly rather than hiding it, with guidance on what tends to move the needle: a fuller, more current Home.co.uk profile and more verifiable performance data for the engines to cite. Most agencies start at zero on at least one engine.
How often can I re-check my visibility?
Manual re-checks are rate-limited to one a day per branch, with a live countdown on the button once you've used it, so the trend line reflects genuine change rather than refresh-spam. Your score and position history keep building between checks, so you're never looking at a single stale number.
What's the difference between Visibility, Mentions, Your Prompts and Prompt Research?
Visibility answers "where do I rank right now" with a snapshot check across all four engines. Mentions tracks up to 50 ongoing queries over time with a trend chart, platform performance and a sentiment breakdown. Your Prompts lets you pin specific questions you care about — "best lettings agent in KT12" — and watch the answer change. Prompt Research surfaces new prompts worth tracking, suggested from your Mentions history and from your connected Google Search Console data. They share one login and one usage allowance.
Does AI Visibility track sentiment, not just whether I'm mentioned?
Yes, on the Mentions side. Each tracked mention is classified positive, neutral or negative, so you can tell the difference between an engine naming you favourably and one naming you in passing or unfavourably alongside a competitor. Filter by platform, topic, location, query type or date range to see where sentiment is weakest.
How does the Google Analytics and Search Console correlation work?
Connect your Google Analytics and Search Console accounts under Traffic and the tool pulls in sessions, clicks, impressions and average position alongside your AI visibility metrics — plus a keyword-opportunity view that flags pages with high impressions but a low click-through rate, and terms sitting just outside page one. It's the same account data you already have in Google, read alongside your AI ranking rather than in a separate tab.
Will I be told if my visibility drops?
Yes. An in-app notification fires when your position drops two or more places on any tracked engine, and a Recent Changes log lists every move of that size over a rolling 14 days — so a slip doesn't sit unnoticed until your next manual check.
I run more than one branch — can I see them separately, or all together?
Both. A branch selector switches the whole dashboard to any branch you're assigned to, and an agency-wide aggregate view rolls every branch's score together, weighted by size, so a head of marketing can see the whole group at a glance without losing branch-level detail.
Do I need a separate subscription for AI Visibility?
No — it's part of your Home.co.uk agent account. Checks across Visibility, Mentions, Your Prompts and Prompt Research draw from one shared monthly AI-insight allowance. Use it up and you top up your wallet or move to a bigger plan for a larger allowance — there's no hard subscription wall on the free tier, and no separate sign-up for the tool itself.
What is Share of Voice and how is it calculated?
Share of Voice is your fuzzy-matched proportion of all agency mentions across your tracked queries — a name variation like "Smiths" versus "Smiths Estate Agents" still counts as you. It's shown as a current percentage with a ranking against the other agencies named alongside you, so you can see not just whether you're mentioned but how much of the conversation you're actually winning.
Can I see which competitors AI recommends instead of me?
Yes. Every ranking table names the agencies that outrank you on that engine, and the Industry Ranking and Share of Voice Ranking views compare you against named competitors directly, with the option to track specific rivals over time on the trend chart.
Where does Prompt Research get its suggestions from?
Two places: prompts already surfacing in your Mentions history that aren't yet tracked as their own topic, and — if you've connected Google Search Console — real queries your own site is already appearing for. You can also create a custom topic from a seed keyword and have it researched directly.
