The problem with picking an agent
Every agent will tell you they’re the best.
You’ll meet three, they’ll all seem lovely, and the one who names the biggest number usually wins. The data shows how that tends to end.
The valuation trap
The highest valuation often wins the instruction, and the price cuts start a few weeks later. An overpriced launch costs you months.
33.5% have already cut
33.5% of homes on the market right now have had at least one asking-price reduction. Most of them started too high.
92 days and counting
The typical unsold home has already been on the market for 92 days. Priced properly by the right agent, most homes get offers within weeks.
How we rank agents
Good agents stand out in the data.
A brilliant agent and a mediocre one look the same in a glossy brochure. In the listing data they look very different. We score every agent on how their stock performs in your postcode.
- Speed to offer
- How quickly their listings attract a first offer. The clearest sign of accurate pricing.
- Price-cut rate
- How often they reduce asking prices after launch. A high rate points to flattering valuations.
- Staleness
- How much of their stock sits on the market for months without movement.
- Local weight
- How much similar stock they sell near you, rather than how big their brand is.
