How do I find the best estate agent for my home?
Compare local agents on what their listings do: how quickly they attract offers, how often the asking price gets cut, and how much of their stock goes stale. Home.co.uk analyses hundreds of thousands of live listings, so you can shortlist agents whose numbers hold up in your area and invite two or three to value your home.
What makes an estate agent “the best”?
The best agent for you prices accurately, gets offers quickly, sells close to asking and keeps you informed. None of that depends on brand size, and all of it shows up in live market data, which is what we rank on.
Should I just pick the agent who gives the highest valuation?
Usually not. An overpriced launch tends to lead to price cuts, a longer time on the market and sometimes a lower final price. Roughly one in three homes for sale right now has already had its asking price reduced. Ask each agent to justify their valuation against sold prices in your area.
How many estate agents should I compare?
Shortlist three to five from the data, then invite two or three to value your home in person. More than that rarely helps, and one opinion on its own is hard to judge.
Does it cost anything to compare agents on Home.co.uk?

What data do you use to rank estate agents?
Live listing data across the UK for-sale market: time on market, first-offer speed, price reductions, withdrawals, stock levels and asking prices. It’s aggregated per agent and per area, and the figures on this page are updated daily.
Do the same rankings work for selling and letting?
This page focuses on selling. Letting performance is measured differently (time to let, void periods, arrears management) and coverage varies more by area. The comparison flow shows lettings specialists where relevant.
Can I compare online-only and traditional high-street agents?
Yes. A listing either attracts offers at the right price or it doesn’t, whatever the business model. Compare both on the same evidence and pick whoever performs in your postcode.
How up to date are the market figures on this page?
They’re computed from the live for-sale market and refreshed daily. Every figure comes from homes on the market right now, not from a survey or a model.
