An API key, a login, or a feed URL, depending on your system. It's tested against your CRM's own API there and then — a wrong password or a stale feed link is rejected on the spot with a clear error, rather than surfacing as a silent failure hours later. Nothing saves until it passes.
Map your branches or offices
The wizard shows every branch or office it found in your feed, with a live listing count for each. Map each one to an existing home.co.uk branch, create a new branch from it, or skip it entirely. Skipped offices are remembered, so a feed shared with other franchisees never re-appears on your account uninvited.

Branch mapping, done properly
Every branch or office in your feed is shown to you with a live listing count before anything is created. Map it to an existing branch, create a fresh one, or skip it — and skips stick. That matters most when one CRM feed is shared across several franchisees on the same system: each company only ever sees and maps its own offices, and the ones it skipped never quietly reappear on a later sync.

Feed-hash detection
Every scheduled check hashes your feed and compares it to the last run. An unchanged feed completes in milliseconds with no database writes — which is exactly what makes a 5-minute check affordable in the first place.
Per-listing checksums
Even when your feed has changed, only the individual listings whose own checksum is different get touched. A price change on one property never triggers a rewrite of the other 99.
Conflict detection, not silent overwrite
If you've hand-edited a listing and the CRM changes it too, sync flags a conflict instead of guessing. Keep your version, accept the CRM's, or merge specific fields.
Per-provider rate limiting
A dedicated limiter caps how many syncs run concurrently per CRM provider, and batched jobs are staggered a couple of seconds apart — so sync never looks like a hammering attack to your CRM's own API.
Async media pipeline
Photos, floorplans, EPCs, brochures, videos and virtual tours download and upload to storage as a background job, separate from the listing sync itself — so 40 photos never slow down a price update.
Branch mapping with memory
Map, create or skip each CRM branch once. Skips are stored against your CRM record, so a shared franchise feed never silently recreates an office you deliberately excluded.
Encrypted credentials
API keys, logins and feed passphrases are encrypted at rest and hidden from view once saved — change them by re-entering, never by reading them back.
Live status, not a guess
A dashboard shows the current run, the last completed run and a 20-run history with fetched, created, updated, skipped and error counts — so a stalled sync is visible, not silent.

What if my CRM isn't in the list at all?
Tell us your website address in the same wizard. If it's not a system we already support, we queue a bespoke adapter build and our integrations team takes it from there — you don't need to do anything further. If you'd rather not wait, or you don't have a CRM yet, Manual Uploads mode lets you add and edit listings by hand with no feed at all.
How do I check a sync actually ran?
Your sync status dashboard shows the last completed run (when it started, how long it took, and how many listings were fetched, created, updated and skipped), any run currently in progress with live counts, the time of the next scheduled sync, and a history of your last 20 runs.
My branch shares one CRM feed with other franchisees — will I see their listings?
No. During setup you map each branch or office in the feed to one of your own branches, create a new one, or skip it. Skipped branches are remembered, so on every future sync they're dropped rather than silently recreated — this is exactly the case where one shared multi-office feed needs to be split cleanly between separate companies.
How sync behaves
How often do my listings sync?
Every 5 minutes, via a scheduled check. Behind the scenes we compute an MD5 hash of your feed and compare it to the last run — if nothing has changed, the check completes in milliseconds with no database writes at all. Your very first sync doesn't wait for that clock: it's dispatched the moment your setup wizard finishes.
Will CRM Sync overwrite edits I've made directly on home.co.uk?
Not silently. If you've hand-edited a listing on home.co.uk and your CRM changes the same listing before your next edit is reconciled, sync flags it as a conflict rather than overwriting it. You choose: keep your local version, accept the CRM's version, or merge specific fields from the CRM — for example accept a price change but keep your rewritten description.
What happens to my photos, floorplans and EPCs?
Images, floorplans, EPC certificates, brochures, videos and virtual tours are all picked up. Each media item is recorded against the listing immediately, then downloaded from your CRM and uploaded to secure storage in the background so a large media set never blocks or slows down the listing sync itself. Any download that fails is retried automatically on an hourly job.
Are my CRM credentials safe?
API keys, login credentials and feed passphrases are encrypted at rest and are never displayed back to you after you've saved them — if you need to change a login, you re-enter it rather than edit a visible value. Every credential is validated directly against your CRM's own API at the point you enter it, so we catch a typo or an expired key immediately rather than after a failed sync.

Does connecting CRM Sync change anything in my CRM?
No. CRM Sync reads your listings out of your CRM — it doesn't write anything back into it, and it doesn't change your CRM workflow, your templates or how your team uses the system day to day. The one feature that pushes data the other way is entirely separate and optional: the Lead-to-CRM Chrome extension, which lets you push a lead captured on home.co.uk into your CRM with one click.
How long does the first sync take after I set up my CRM?
Setup dispatches your first sync immediately in priority mode rather than waiting for the next 5-minute tick, so your stock typically starts appearing within minutes of finishing the wizard. Larger feeds with hundreds of listings and a lot of media naturally take a little longer for every photo to finish downloading in the background.
