How CRM Sync works

Set up once. It keeps running on its own.

CRM Sync isn't a one-off import. It's a standing connection to your CRM that checks itself every 5 minutes, forever — so your team never has to remember to "push" anything.

1

Pick your CRM

Choose your system from the setup wizard — Street.co.uk, Apex27, Jupix, Alto, Domus, Rex Software, Loop Software, Expert Agent, XML2U, SME Professional and more. If your stock lives on your own website instead, there's a separate route in for that too.

2

Enter your credentials — checked instantly

An API key, a login, or a feed URL, depending on your system. It's tested against your CRM's own API there and then — a wrong password or a stale feed link is rejected on the spot with a clear error, rather than surfacing as a silent failure hours later. Nothing saves until it passes.

3

Map your branches or offices

The wizard shows every branch or office it found in your feed, with a live listing count for each. Map each one to an existing home.co.uk branch, create a new branch from it, or skip it entirely. Skipped offices are remembered, so a feed shared with other franchisees never re-appears on your account uninvited.

4

Your first sync fires immediately

Finishing the wizard dispatches a priority sync there and then — it doesn't wait for the next scheduled tick. Your stock, photos, floorplans and EPCs start flowing in within minutes, not at the top of the next hour.

5

Every 5 minutes after that, automatically

A scheduled check runs against your feed every 5 minutes. Before touching anything, we hash the feed content and compare it to the last run — if nothing has changed, the whole check completes in milliseconds with no database writes. When something has changed, only the listings whose own checksum is different get updated; everything else is left untouched.

6

Media follows in the background

Photos, floorplans, EPC certificates, brochures, videos and virtual tours are recorded against each listing straight away, then downloaded from your CRM and uploaded to secure storage as a separate background job — so a heavy media set never slows down the listing sync itself. Any download that fails is retried automatically every hour.

Zero behaviour change

Connect once. Then forget about it.

CRM Sync doesn't ask your team to change how they work. You keep using your CRM exactly as you do today — the sync happens quietly in the background, on its own schedule.

1 · Set up once

Paste your credentials in

A five-minute wizard, done once. Enter your CRM's API key, login or feed URL, map your branches, and you're finished — no plugin to install inside your CRM itself.

An empty agency desk in late-afternoon light, a laptop left open with listings updating on their own and a phone glowing with a notification

2 · Walk away

Keep working in your CRM as normal

Change a price, take a new instruction, mark something sold — all inside the system your team already knows. Nothing on the home.co.uk side needs touching for it to catch up.

A young couple at their kitchen table looking at a property listing on a phone, moving boxes visible in the background

3 · It's already live

Buyers see the change within minutes

Within one scheduled check — up to 5 minutes, often less — the update is live on your home.co.uk listing. No export, no upload, no second system to remember.

Which CRM do you run

If it's on this list, you can connect it today.

Ten systems have a self-serve setup wizard. Another five run as managed feeds we keep in sync for you. If yours isn't here, we can pull straight from your website — or you can upload listings by hand.

Stock lives on your own website

No CRM feed at all — we pull straight from your site instead. Instant if it's built on PropertyHive; a bespoke pull for anything else.

No CRM yet

Manual Uploads mode lets you add and edit listings by hand — no feed required to get started.

Trust by design

Nothing syncs that you didn't ask it to.

Two things protect you from the classic feed-sync failure modes: a franchise feed dumping the wrong branch's listings on your account, and a sync silently overwriting work you've just done by hand.

Branch mapping, done properly

Every branch or office in your feed is shown to you with a live listing count before anything is created. Map it to an existing branch, create a fresh one, or skip it — and skips stick. That matters most when one CRM feed is shared across several franchisees on the same system: each company only ever sees and maps its own offices, and the ones it skipped never quietly reappear on a later sync.

  • New branches auto-inherit your team's access, so nobody needs re-adding by hand
  • Excluded branches are stored against your CRM record, not guessed each run
  • API keys, logins and passphrases are encrypted at rest — never shown back to you once saved

Always-on status, not a black box

Your dashboard shows the last completed run, any sync currently in progress with live counts, the next scheduled check, and a 20-run history — so if a listing hasn't updated, you can see exactly why rather than guessing. Illustrative example above — your dashboard shows your own branch's real history.

A day in the life

She never touched a second system.

How a price change made in the CRM on a Tuesday morning reaches a buyer's phone before the branch manager is off the call.

09:00

Branch opens, CRM as usual

Priya, branch manager at a three-office agency on Alto, opens her CRM the same way she has for years. Nothing about her morning routine has changed since sync went live.

09:41

A vendor calls, drops the price

She updates the asking price in the CRM mid-call, exactly as she always has. No mention of home.co.uk, no second tab open.

09:45

The next scheduled check catches it

The feed hash has changed, so this run isn't skipped. Only the one listing whose checksum differs gets touched — the other 127 in the feed are left exactly as they were.

Someone who saved the property last week gets it back in front of them at the new price — without Priya ever knowing they were watching.

Who uses CRM Sync

Built for every kind of branch.

Whether you're a sole-trading high-street office or a multi-branch regional group, sync fits the CRM setup you already have.

The solo high-street branch

One office, one CRM, no dedicated IT support. A single self-serve wizard connects the feed once — no ongoing maintenance for anyone to remember.

The multi-branch franchise

Several offices, sometimes one shared CRM feed across franchisees. Branch mapping with persistent skips keeps each company's account showing only its own stock.

The website-first agency

Stock lives on the agency's own site rather than a traditional CRM feed, or the CRM in place simply won't feed a portal. The website-import wizard pulls from the site instead.

Illustrative — but the shape of it is real.

Numbers below are an illustrative example for a branch running around 40 live listings, not a measured average across every account. The point stands regardless of your exact stock count: re-keying scales with your branch size, sync doesn't.

What makes it reliable

More than "we read your feed."

Feed-hash detection

Every scheduled check hashes your feed and compares it to the last run. An unchanged feed completes in milliseconds with no database writes — which is exactly what makes a 5-minute check affordable in the first place.

Per-listing checksums

Even when your feed has changed, only the individual listings whose own checksum is different get touched. A price change on one property never triggers a rewrite of the other 99.

Conflict detection, not silent overwrite

If you've hand-edited a listing and the CRM changes it too, sync flags a conflict instead of guessing. Keep your version, accept the CRM's, or merge specific fields.

Per-provider rate limiting

A dedicated limiter caps how many syncs run concurrently per CRM provider, and batched jobs are staggered a couple of seconds apart — so sync never looks like a hammering attack to your CRM's own API.

Async media pipeline

Photos, floorplans, EPCs, brochures, videos and virtual tours download and upload to storage as a background job, separate from the listing sync itself — so 40 photos never slow down a price update.

Branch mapping with memory

Map, create or skip each CRM branch once. Skips are stored against your CRM record, so a shared franchise feed never silently recreates an office you deliberately excluded.

Encrypted credentials

API keys, logins and feed passphrases are encrypted at rest and hidden from view once saved — change them by re-entering, never by reading them back.

Live status, not a guess

A dashboard shows the current run, the last completed run and a 20-run history with fetched, created, updated, skipped and error counts — so a stalled sync is visible, not silent.

One adapter per CRM, not one script for all

Each CRM has its own dedicated adapter that speaks that system's exact format — XML feed, REST API or login session — then normalises it to the same internal listing shape before anything else touches it.

Leads flow back too

The optional Lead-to-CRM Chrome extension pushes a lead captured on home.co.uk into your CRM with one click — the one thing that travels in the other direction.

Beyond listings

Leads can travel the other way too.

CRM Sync itself is one-directional — it reads your listings, it never writes back into your CRM. But when a lead comes in on home.co.uk, the last thing you want is to retype it into your CRM by hand either.

The Lead-to-CRM Chrome extension pushes a lead captured on home.co.uk into your CRM with one click, straight from your browser. It's an early-access sideload while we finish the Chrome Web Store listing — installed via Chrome's Developer mode, built fresh from the same source we ship.

Early-access sideload · installed via Chrome Developer mode · built from the same source we ship

Install it in 4 steps
One-time setup · about a minute
  1. 1

Download & unzip. Click Download the extension, then unzip home-lead-to-crm.zip into a folder you'll keep — Chrome runs it from that folder, so don't delete it afterwards.

  2. 2

Open Chrome's extensions page. Type chrome://extensions into the address bar and press Enter.

  3. 3

Turn on Developer mode. Flick the Developer mode toggle in the top-right corner.

  4. 4

Load unpacked. Click Load unpacked and choose the unzipped folder. The Lead-to-CRM icon appears in your toolbar — pin it and you're set.

Chrome only adds sideloaded tools this way — downloading the zip won't pop an install prompt on its own. One-click install from the Chrome Web Store is coming soon.

Getting started

Your stock live in four steps.

CRM Sync isn't a separate paid add-on you opt into — it's how your live stock gets onto home.co.uk in the first place, set up once alongside the 10,308 other UK agency branches already on the platform.

1

Join as an agent

Register your branch — most of what's needed to start is a working email and a few minutes.

2

Open CRM Sync from your dashboard

Pick your CRM from the list, or choose "own website" if your stock lives there instead.

3

Enter your details, map your branches

Credentials are validated instantly. Map each branch or office the wizard finds, then confirm.

4

Watch your first sync run

A priority sync fires immediately. Your dashboard shows it happening live — then every 5 minutes, quietly, forever.

FAQ

Common questions about CRM Sync

Connections & coverage

Which CRM systems does CRM Sync connect to?

Self-serve setup wizards exist for Street.co.uk, Apex27, Jupix, Alto (Vebra), Domus, Rex Software, Loop Software, Expert Agent, XML2U and SME Professional. We also run managed feeds for 10ninety, Brightlogic/Acquaint, Estatesit, Iceberg and Agency Pilot CRM. If your stock lives on your own agency website rather than a CRM, the website-import wizard connects that instead — with instant automatic detection for PropertyHive-powered sites.

What if my CRM isn't in the list at all?

Tell us your website address in the same wizard. If it's not a system we already support, we queue a bespoke adapter build and our integrations team takes it from there — you don't need to do anything further. If you'd rather not wait, or you don't have a CRM yet, Manual Uploads mode lets you add and edit listings by hand with no feed at all.

How do I check a sync actually ran?

Your sync status dashboard shows the last completed run (when it started, how long it took, and how many listings were fetched, created, updated and skipped), any run currently in progress with live counts, the time of the next scheduled sync, and a history of your last 20 runs.

My branch shares one CRM feed with other franchisees — will I see their listings?

No. During setup you map each branch or office in the feed to one of your own branches, create a new one, or skip it. Skipped branches are remembered, so on every future sync they're dropped rather than silently recreated — this is exactly the case where one shared multi-office feed needs to be split cleanly between separate companies.

How sync behaves

How often do my listings sync?

Every 5 minutes, via a scheduled check. Behind the scenes we compute an MD5 hash of your feed and compare it to the last run — if nothing has changed, the check completes in milliseconds with no database writes at all. Your very first sync doesn't wait for that clock: it's dispatched the moment your setup wizard finishes.

Will CRM Sync overwrite edits I've made directly on home.co.uk?

Not silently. If you've hand-edited a listing on home.co.uk and your CRM changes the same listing before your next edit is reconciled, sync flags it as a conflict rather than overwriting it. You choose: keep your local version, accept the CRM's version, or merge specific fields from the CRM — for example accept a price change but keep your rewritten description.

What happens to my photos, floorplans and EPCs?

Images, floorplans, EPC certificates, brochures, videos and virtual tours are all picked up. Each media item is recorded against the listing immediately, then downloaded from your CRM and uploaded to secure storage in the background so a large media set never blocks or slows down the listing sync itself. Any download that fails is retried automatically on an hourly job.

Are my CRM credentials safe?

API keys, login credentials and feed passphrases are encrypted at rest and are never displayed back to you after you've saved them — if you need to change a login, you re-enter it rather than edit a visible value. Every credential is validated directly against your CRM's own API at the point you enter it, so we catch a typo or an expired key immediately rather than after a failed sync.

Trust, status & cost

Does CRM Sync cost extra?

CRM Sync isn't a separate paid add-on you opt into — it's how your live stock gets onto home.co.uk in the first place, set up once as part of your branch joining the platform.

Does connecting CRM Sync change anything in my CRM?

No. CRM Sync reads your listings out of your CRM — it doesn't write anything back into it, and it doesn't change your CRM workflow, your templates or how your team uses the system day to day. The one feature that pushes data the other way is entirely separate and optional: the Lead-to-CRM Chrome extension, which lets you push a lead captured on home.co.uk into your CRM with one click.

How long does the first sync take after I set up my CRM?

Setup dispatches your first sync immediately in priority mode rather than waiting for the next 5-minute tick, so your stock typically starts appearing within minutes of finishing the wizard. Larger feeds with hundreds of listings and a lot of media naturally take a little longer for every photo to finish downloading in the background.
