The vendor conversation
"The market's a bit slow" is not a pricing conversation.
Every agent eventually has to tell a vendor their price isn't working. Done on instinct, it's an awkward call built on a feeling. Performance Analytics is built to arm that exact conversation honestly: a specific days-on-market number, measured against a named cohort of similar homes still on the market nearby, with the reasoning shown in plain English.
It is deliberately not a valuation, and it never pretends to be one. Price health is marketing guidance — a read on pacing, not a number that replaces your professional judgement. What it does do is turn "I think this needs a look" into "this has been on the market longer than three-quarters of similar homes in this outcode at this price" — a sentence you can say out loud with confidence.

What does Performance Analytics actually track per listing?
Once your branch's feed is connected, every live listing gets profile and listing views, unique visitors, enquiries by source, average dwell time, images viewed per session and property views per session — plus, per gallery photo, impressions, clicks and average dwell time by position. Each listing also gets a price-health read against similar homes in its outcode.
How does the photo performance ranking work?
Each gallery position on a listing earns its own impressions, clicks and average dwell time from a 90-day rollup on that specific property. If a listing is still thin on its own data, the ranking falls back to your branch's typical performance by position — clearly labelled as branch-wide, never presented as that listing's own numbers — until the listing has enough traffic of its own.
Is price health a valuation?
No. Price health compares a listing's days-on-market against a live cohort of similar homes — same outcode, same transaction type, price within 20% either way — and needs at least 8 comparable homes still on the market before it will draw a comparison. It returns a plain read (healthy, watch, or worth a pricing conversation) with the reasoning shown, and every result carries the same line you'll see on the dashboard: "Marketing guidance only — not a valuation."
Can I see who is viewing my listings right now?
You can see how many people are browsing your branch's listings in the last 15 minutes, refreshed every minute, and which listings they're on. The counter is a count, not an identity — visitors are never named or otherwise identified.
What is the "Your Typical Buyer" card?
It's built nightly from the last 30 days of viewer sessions on your stock — the price bands, bedroom counts and postcode areas they're browsing, and the time of day they browse most. Any individual bucket under 5 sessions is suppressed, and the whole card only appears once your branch has at least 5 tracked sessions, so no distribution can be read back to one visitor.
Do I need to connect anything before I see real data?
Performance Analytics goes live the moment your branch has a connected listings feed — any CRM integration, or Manual Uploads, the same one-off step as the Listings tool. Until then the dashboard shows a clearly labelled sample preview so you know what the real thing will look like; the underlying rollup keeps collecting either way.
What reporting windows are available?
7, 30 or 90 days, or a custom range capped at a year and floored at whenever your branch's tracking began. Charts switch from daily to weekly points on the 90-day view automatically, so the trend stays readable rather than a wall of thin bars.
How does it compare me with other agents?
Views, enquiries, conversion rate and response time each carry a badge showing your multiple against a typical claimed agent branch over the same period — so a badge reading "2.4× typical agent" means your branch is running at 2.4 times the comparable branch's figure. Response time compares the other way: a faster time is the win.
Can I filter by branch?
Yes, if your account covers more than one branch — a branch picker appears automatically. Where a chain has several branches sharing the same name, the postcode is appended so you can tell them apart.
Is "Most Saved Properties" live yet?
Not yet — the widget is built into the dashboard layout but isn't wired to real save data. Everything else on this page — views, enquiries, engagement, photo performance, price health, live views and the buyer profile — is live today for any branch with a connected feed.
Does the top-listings table show enquiries and dwell time per property?
It ranks your five most-viewed listings by views, with a live badge on anything being browsed right now. Per-listing enquiries and dwell time are on the roadmap — for now those figures are reported at branch level, in the summary and engagement cards.
Who can see my branch's data?
Only your own branch, or the branches you're filtered to. Every query is scoped to your agent branch IDs, and photo thumbnails route through a hashed image proxy so internal listing IDs never reach the browser.
