Inigo isn't a general chatbot with your logo on it. It's a narrow, purpose-built Q&A turn wired directly into the same data every chart on the platform already uses.
Type the question, or tap a suggestion
Every dock seeds two or three questions from what's actually on screen — "Why is Acme Estates growing so fast in my patch?", not a generic prompt. Type your own instead if you'd rather. Your last few exchanges in that dock are carried forward, so a follow-up question doesn't need to repeat itself.
The question is checked before it reaches the model
Every message is validated and sanitised first — length capped, prompt-injection patterns screened out — and weighed against your branch's fair monthly usage cap. Only a clean, in-budget question is sent onward.
The answer streams in, token by token
Inigo's reply arrives over a live connection and renders as it's generated — you watch the sentence form, not a spinner followed by a wall of text. If the question needs real numbers, Inigo pauses, pulls the figures from a server-side tool, and folds them into the same answer before it finishes.

If a real figure is needed, Inigo goes and gets it
Inigo can't invent a number, so when a question needs one it calls a server-side tool mid-turn — the same aggregate data the platform's own charts are built from — then folds the result into the answer it's already writing. The model never does the maths itself; it cites what the tool hands back.
If it can't answer, it says so — plainly
If the primary model has a wobble, Inigo automatically retries the same question on a fallback model before you ever notice. If both fail, or you've hit your usage cap, you get a plain sentence saying Inigo can't answer right now — never a spinner that never resolves, and never a confident-sounding guess.
What Inigo is actually grounded in
Two sources. Nothing invented in between.
Inigo doesn't browse the web and it doesn't have a memory of every UK property. It holds exactly two tools, and it can only reach for the ones your branch is actually entitled to use.
Patch coverage
The outcodes your branch actually holds entitled coverage for — never a national or unclipped layer. Absent entirely if your branch has no coverage.
Market demand
Real buyer-demand shares by bedrooms and property type — an aggregate, with no address or outcode tied to any single figure.
Streamed answer
"You're entitled to CM1–CM3. Within that patch, 2-bed flats are the strongest search demand right now."
Arrows run one way only. Inigo never writes to either source, and it holds no third source of its own — no web search, no general property database, no memory of any address it hasn't been shown.

The moment you accept a valuation lead, Inigo auto-asks its own seeded question and offers a pitch angle before you've typed a word — how to beat the named competitor on that lead, what to say about price, how to frame the timing.
Viewings — a prep note before you knock
Open a viewing panel and Inigo has a focus note ready: what buyers are likely to push back on, how feedback has landed across previous viewings of the same listing, the strongest local angle to lead with.

An assistant that answers confidently about things it can't actually know is worse than no assistant at all. Inigo is built to stay inside what it can prove.
No invented figures
Every number in an Inigo answer comes from a server-side tool call, not the model's own arithmetic. If a question needs data Inigo doesn't hold, the honest answer is that it can't say — not a plausible guess.
No unclipped or national data
Patch-coverage answers are clipped to your branch's own entitled outcodes. A branch with no entitled coverage simply doesn't get that tool — never a version with the numbers hidden instead.
Never a silent hang
Primary model fails, it retries automatically on a fallback. Both fail, or you're over your fair monthly cap, and you get a plain sentence saying so — a real answer about not being able to answer, not a spinner that never resolves.

Common questions about Inigo
What data does Inigo actually answer from?
Two things, and nothing else. First, real buyer-demand shares by bedrooms and property type — an aggregate, never tied to an address. Second, if your branch holds entitled patch coverage, the list of outcodes you're entitled to and where that entitlement comes from. Both are pre-computed server-side before Inigo ever sees them, and the model is told to cite the numbers it's given rather than calculate its own.
Is Inigo the same as the Ask Inigo chatbot on home.co.uk for home movers?
No — same name, different job. The consumer-facing Inigo on home.co.uk's /ask helps a home mover search properties. This Inigo lives inside your agent dashboard and answers only over your own agency's platform data — patch coverage and market demand. It has no visibility of the consumer product and vice versa.
Where in the dashboard can I actually ask Inigo something?
Wherever the question would naturally come up. My Market's Overview tab has an Ask Inigo dock beneath the editorial verdict card. A property's Dossier carries its own dock. An accepted valuation lead opens with Inigo already offering a pitch angle. A viewing panel opens with a prep note on what to expect. Each dock is scoped to what's on screen, not a single generic chat window bolted onto the dashboard.
Does Inigo ever make up a number?
No. Every numeric claim Inigo makes is drawn from a tool call that runs server-side before the model responds — pre-aggregated, k-safe figures the model is instructed to cite, not calculate. If Inigo doesn't hold data to answer a question, the honest answer is that it doesn't know, not a plausible-sounding guess.
What happens if the AI is unavailable?
Inigo tries its primary model first, then an automatic fallback to a second model if that fails. If both are unavailable, or you've hit your fair monthly usage cap, Inigo shows a plain, deterministic message telling you it can't answer right now — never a spinner that hangs forever and never a made-up answer.
Can Inigo see other agencies' data through me?
No. Inigo's patch-coverage answers are clipped to your own branch's entitled outcodes — a branch with no entitled coverage simply doesn't get that tool at all, rather than a version of it with the data blanked out. The buyer-demand tool is a national aggregate with no address or outcode dimension, so there's nothing branch-specific in it to leak either way.
Does Inigo remember previous conversations?
Within a single dock, yes — your last few exchanges are carried forward so a follow-up question makes sense in context. Separately, each branch has a small persistent memory of who the agency is — its patch, its focus, its tone of voice — built up over time and folded quietly into every conversation, so you're not re-introducing your business every time you ask something.
Is there a limit to how much I can ask Inigo?
Yes, a fair monthly cap per branch, the same discipline every AI feature on the platform runs under. You'll see a proactive warning if you're approaching it. A question that's rejected for being over-length, or that trips input validation, doesn't count against your cap.
Do I need to set anything up to use Inigo?
