Live · Inigo · in every surveyor account

Meet Inigo. The colleague who’s read everything.

Ask about any property, street or market and get an answer grounded in live home.co.uk data. Type it, say it, or click the thing you’re looking at — Inigo is built into every page of the surveyor platform, and honest when it doesn’t know.

The data behind every answer

How Inigo works

Three ways to ask. One assistant.

Inigo isn’t a chat window bolted onto the side. It lives in the platform — at your desk, in your pocket between site visits, and inside the page you’re working on.

1

Chat — ask it anything, watch it work

A full streaming chat in your dashboard. “Value a property.” “Find comparable sales.” “What’s the £ per square foot on this street against the wider postcode?” Inigo runs real lookups against live home.co.uk property data — the same records behind Property Data — and streams the answer as it writes, showing what it drew on. It answers with evidence, not vibes.

2

Voice — dictate between site visits

Tap the microphone and talk. Each clip can run up to two minutes and is transcribed before Inigo answers, so a spoken question is treated exactly like a typed one — ask for a market snapshot from the kerb, or a brief on the next job while you find the keys. A generous daily allowance of clips per user, reset on a rolling 24-hour basis, keeps it fast and fair for every firm. For turning a whole inspection into a report, that’s AI Dictation and Otto — Inigo’s voice is for questions.

3

Click anything — contextual help on every page

The Inigo helper works across the whole portal. Click any element — a confidence chip in the report editor, a wallet figure, a button you’ve not used before — and ask about exactly that. Inigo is told which page you’re on, which section the element sits in and what it says, so the answer is specific: two to four sentences, in proper RICS language, with the obvious next action when there is one. No manual, no support ticket, no leaving the page.

4

History — every thread saved to your login

Every conversation is saved automatically against your own surveyor login — not shared around the firm. Start a thread about a property on the drive over and it’s still there, with all its context, when you’re back at your desk: reopen it, carry it on, or delete it. Your history doubles as a written record of what you asked and what Inigo said — useful when you want to check where a figure or phrase came from.

Inigo open on a MacBook — the assistant front and centre in the surveyor dashboard, ready to be asked anything

Inigo, front and centre in the surveyor dashboard — ask it anything, from anywhere in the portal.

Watch a conversation

Ask it like a colleague. It answers like one.

Sold prices before you commit to a figure. A dossier before you set off. Your shorthand turned into report-ready wording. Every answer carries its sources — Inigo shows what it looked up, and declines to guess when the data is thin.

Illustrative conversation — generic examples, not live data. Real answers come from real lookups on your account.

Under the bonnet

Grounded, not guessed.

Two things make Inigo different from a chat window: every answer starts with a real data lookup, and the helper knows exactly what you clicked.

The anatomy of a grounded answer

Question in, lookup runs, answer out — with the sources it drew on shown as chips. Inigo doesn’t free-associate about the housing market: it queries live home.co.uk property data — sold prices, £ per sq ft, street history, EPC, risk — and writes from what comes back. When the data is thin, it says what’s missing instead of papering over it.

Click anything. Ask about that.

The helper is context-aware by design: when you click an element, Inigo is told the page you’re on, the section it sits in and the text of the thing you clicked. So the answer isn’t a generic help article — it’s two to four sentences about that chip, that figure, that button, with the next concrete action when it’s obvious.

Wherever the day takes you

On site. Between visits. Back at the desk.

A surveyor’s day doesn’t happen at a desk. Inigo follows the work — the same assistant, the same saved threads, from the hallway to the kerb to the office.

A surveyor walks along a Victorian terraced street at dusk, speaking a voice note into her phone under a pink sky

1 · Between visits

Ask it out loud

A two-minute voice note from the pavement: “brief me on the next one.” Transcribed, answered, saved to the thread — before you’ve found the keys.

A phone glowing face-up on a dark walnut surface beside a surveyor's torch and tape measure in warm pink lamplight

2 · On site

Part of the kit

Torch, tape, damp meter — and the assistant in your pocket. Sold prices for the street while you’re standing in the hallway; no laptop, no app, just the browser.

An open laptop glowing softly on a walnut desk beside a notebook and steaming tea, first pink light of dawn on the wall

3 · Back at the desk

Pick up the thread

The conversation you started on site is waiting, context intact. Carry it on into wording help, a client email draft, or the next question.

What you can ask

Ten questions Inigo actually answers.

These are the built-in prompt starters from the surveyor portal — the work Inigo was made for, not a marketing wishlist.

Value a property

“Estimate the value of a property using postcode, property type, bedrooms, sale history and comparable evidence.” Inigo asks for any missing details first, then answers from the data.

Find comparable sales

“Find recent comparable sales for a property.” The same evidence you’d gather by hand — recent transactions around the address, in one question. The full workbench is the Comparables tool.

Price per square foot

“Analyse £ per sq ft for a postcode or street and compare it with the wider area.” The number, and whether the street runs ahead of or behind its postcode.

Area market snapshot

“Give me an area snapshot with prices, stock levels, demand, days on market and trends” — written so you can lift it into a survey narrative or client note.

Market timing

“Analyse market timing for a postcode: average days to sale, price reductions, sale velocity and seasonal patterns.” Context for advising a client on the market they’re buying into.

Analyse a street

“Analyse a specific street for sale history, values, property types and activity” — or compare it against the wider postcode, or ask for period-property context on a named road.

The full dossier

One address, the whole picture — EPC, council tax band, flood and environmental risk, sale history — pulled into a single pre-inspection briefing. See Property Viewer for the full record.

Improve report wording

“Rewrite this survey paragraph in a professional RICS style, keeping the meaning, in British English.” Your observation, properly dressed.

Explain a defect — or the risk

“Explain this defect in plain English for a client, with likely implications and next steps” — or turn notes into balanced risk wording that separates observation from recommendation.

Draft the client email

“Draft a concise client email summarising key findings and next steps from a home survey.” Plus survey-option explainers and prioritised follow-up task lists for the team.

Honest scope

Three things Inigo will not do.

A surveyor signs their name to what Inigo helps them write. So Inigo is built to be correct before it is helpful — and its boundaries are features, not small print.

It won’t invent

No made-up comparables, no imagined defects, no valuation certainty beyond the evidence in front of it. Answers come from real lookups against live data; when the data is thin, Inigo says what’s missing and what it would need — not a plausible-sounding guess.

It won’t sign or send

Inigo doesn’t sign reports, deliver them to clients, or make professional decisions on your behalf. Everything it drafts — a reworded paragraph, a client email — is yours to review, edit and approve. You stay the surveyor of record on every job.

It won’t pretend

Short on context, it asks one clarifying question instead of guessing. And when you ask for something it genuinely cannot do yet, it tells you — and flags the gap straight to our engineering team, so the honest “no” you get today is how Inigo gets better tomorrow.

Two assistants, two jobs

Ask Inigo. Run Otto.

They share the same AI muscle and the same property data — but they do different work. Knowing which to reach for saves you the wrong tool at the wrong moment.

How Inigo compares

Inigo vs a generic chatbot.

A general-purpose AI chat is trained on the internet. Inigo is wired into live UK property data and the platform you already work in.

A working day, asked

Five questions, one Tuesday.

An illustrative day with Inigo in the loop — every capability shown is real; the jobs and times are generic.

08:05

The desk brief

“Brief me on this morning’s job.” The dossier comes back before the tea’s brewed — EPC, council tax band, flood and environmental risk, sale history. You arrive knowing the property, not discovering it.

10:20

The hallway question

Standing in the property, phone out: what have comparable homes around here actually sold for? Recent transactions and the street’s £ per sq ft against the postcode — while you’re still holding the torch.

12:40

The voice note from the kerb

Between visits, hands full: tap the mic and ask for a market snapshot of the afternoon patch — days on market, reductions, velocity. Transcribed, answered, and saved to the thread for later.

15:10

The click in the editor

Writing up in the report editor, an unfamiliar chip appears. Click it, ask the helper. Two to four sentences on exactly that element — what it means, what to do next — without opening a manual or leaving the page.

16:45

The words, sorted

Scribbled defect notes become balanced Level 2 wording — observation separated from recommendation — and a concise client email draft. You review, tweak one line, and send. Your name, your judgement, less typing.

Getting started

No setup. It’s just there.

Inigo is included with every verified home.co.uk surveyor account — no separate subscription, no plugin, nothing to install.

1

Search for your firm by name or postcode — most RICS-regulated firms are already listed. Not there? Register it in the same panel, free.

2

Once your listing is verified, Inigo is in your dashboard from the first login — chat, voice and the click-anything helper, on every page.

3

Ask

Start with a real job: “brief me on tomorrow’s inspection.” The first answer is the pitch — grounded, specific, and honest about its limits.

FAQ

Common questions about Inigo

What Inigo is — and isn't

What is Inigo?

Inigo is the AI assistant built into every home.co.uk surveyor account. It answers property, street and market questions in a streaming chat, takes voice notes up to two minutes between site visits, and offers contextual help on any page of the portal — click any element and ask about exactly that. There is nothing to install or configure: it is simply there when you log in.

Is Inigo the same as Otto?

No. Otto is the auto-mode report writer — it turns your site dictation into a finished RICS Level 2 or Level 3 report. Inigo is the assistant you talk to: quick questions, market context, wording help and contextual guidance across the whole portal. They draw on the same platform and property data, and both come with your surveyor account.

Will Inigo invent comparables or findings?

No. Inigo is built to be correct before it is helpful. It answers from real lookups against live home.co.uk property data, and when the data is thin it says what is missing rather than filling the gap with plausible-sounding invention. It will not manufacture comparables, defects or valuation certainty beyond the evidence in front of it.

Does Inigo sign or deliver my reports?

No. Inigo does not sign reports, deliver them to clients, or make professional decisions on your behalf. It is an assistant — you stay the surveyor of record on every job, and anything it drafts is yours to review, edit and approve before it goes anywhere.

Asking — chat, voice & the helper

How does voice dictation work, and is there a limit?

Tap the microphone in the chat and speak — each clip can run up to two minutes and is transcribed before Inigo answers, so your question is treated exactly like a typed one. To keep the feature fast and fair for every firm there is a generous daily allowance of clips per user, reset on a rolling 24-hour basis — a surveyor dictating between site visits will rarely meet it.

How does the click-anything helper work?

The Inigo helper works on every page of the surveyor portal. Click any element — a chip, a button, a figure you don't recognise — and ask about it. Inigo is told which page you're on, which section the element sits in and what it says, so the answer is about exactly the thing you clicked, in two to four sentences, with the obvious next action when there is one.

Can Inigo help with report wording?

Yes. Inigo rewrites survey paragraphs in a professional RICS style in British English, explains defects in plain English for clients including likely implications and next steps, turns notes into balanced risk wording that separates observation from recommendation, and drafts concise client emails summarising key findings. It can also turn survey notes into a prioritised follow-up task list for your team.

Data & grounding

What can Inigo actually answer?

Property, street and market questions grounded in live home.co.uk data — valuation views, comparable sales, price per square foot, market timing, area snapshots, street-level analysis and a full property dossier covering EPC, council tax and environmental risk. It also helps with the words: RICS-style rewording, plain-English defect explanations, balanced risk wording and client email drafts. Ask for something outside that and it says so rather than guessing.

Where do Inigo's answers come from?

From real lookups against live home.co.uk property data — sold prices, price per square foot, market timing, street sale history, EPC, council tax and environmental risk — a dataset home.co.uk has been building since 1995. Inigo does not free-associate about the housing market: it runs the lookup, reads what comes back, and answers from that. See Property Data for what sits underneath.

Can Inigo brief me on a property before an inspection?

Yes. Ask for the dossier on an address and Inigo pulls the whole picture into one briefing — EPC, council tax band, flood and environmental risk, sale history and area context — so you arrive knowing the property rather than discovering it on the doorstep. For the full browsable record, that's the Property Viewer.

What happens when Inigo cannot answer?

It tells you. When Inigo is short on context it asks one clarifying question rather than guessing, and when you ask for something it genuinely cannot do yet it says so — and flags the gap straight to our engineering team, so the honest "no" you get today is how Inigo gets better tomorrow.

Account, history & cost

Where do my conversations go?

Conversations are saved against your own surveyor login, so you can leave a thread on site and pick it up back at your desk. Your history sits alongside the chat — reopen any conversation, carry it on, or delete it whenever you like. It also gives you a record of what you asked and what Inigo said.

Does Inigo cost extra?

No. Inigo is included with every verified home.co.uk surveyor account — there is no separate assistant subscription and no per-question fee. Claim your firm's listing and Inigo is there when you log in.

Do I need to install anything to use Inigo?

No. Inigo is built into the surveyor portal itself — the chat lives in your dashboard, voice works from any modern phone browser, and the contextual helper is available on every page. There is no app to install, no plugin and no setup.
