Why campaigns

A campaign is a letter, not a broadcast.

Every completed survey leaves your firm with something most marketing budgets can't buy: a person who knows your name, trusts your judgement, and will move, remortgage or extend again. The same goes for every agent who has seen your turnaround first-hand.

Most firms let that walk out the door — the contact book sits in a spreadsheet, the newsletter never gets written, and the next job goes to whoever turned up in a search box. Campaigns is built on the opposite instinct: a handful of well-aimed, personally addressed emails a year, sent to people who already know you, each one tracked to the person so the follow-up is a phone call, not a guess.

It runs on the same contact book as your Bookings CRM and sends from the same firm identity as your Mail inbox — no exports, no separate platform, no lists going quietly stale.

The maths that matters

The cheapest instruction is the one from someone who already has your number.

How a campaign goes out

Five steps from contact book to first reply.

No forty-screen campaign builder. Three reusable pieces — a list, an envelope, a run — and a tracking record that starts the moment you press the button.

1

Build the list — with its consent basis on the tin

Create a named audience list and declare its consent basis as you do — opted in, existing customers or legitimate interest. It's a required field, not a policy document: the question every marketing regulator asks is answered before the first email exists, and it stays attached to the list for good.

2

Import contacts — validated, scored, deduplicated

Upload a CSV — email plus optional name and phone. The import runs a real pipeline: contacts are extracted, then validated, and the list reports exactly what happened — how many contacts were found, how many were valid, how many invalid, and how many were genuinely new once deduplicated against your firm's existing contact book. Each processed list carries a deliverability score, so you know what state a list is in before you trust a campaign to it.

3

Write the envelope — once

The envelope carries everything the email is: the subject, the content, and the from name and from address it's signed with. Drop in merge fields — {{first_name}}, {{last_name}}, {{full_name}} — and every recipient gets a personally addressed email. Envelopes are named and reusable: next year's past-client check-in is this year's envelope pointed at a fresh list.

4

Press run — batches, not a blast

Sends go out in steady, numbered batches — batch 3 of 8 — with live progress you can watch. Steady sending is kinder to deliverability than one blast, and it keeps you in charge of a running campaign: pause at any point and it stops at the current batch; resume and it carries on exactly where it left off; if something fails, retry without rebuilding anything. Anyone who has opted out of your firm's marketing is skipped and counted automatically before a single email leaves.

5

Read the returns — then pick up the phone

Every recipient carries their own tracked record from the moment their batch is created: sent, delivered, opened — with read time — and clicked, with the exact link. The campaign dashboard rolls those up live, but the real product is the follow-up list underneath it: the people who clicked "book a survey" this morning are phone calls, and their record is sitting in the same Bookings CRM your jobs run on.

The journey rail

Watch one email make its journey.

Five stations between pressing run and winning the job. Campaigns tracks the first four automatically, person by person — the fifth is the phone call only you can make.

Illustrative journey — your campaigns show your own recipients' real events, and nothing is a benchmark.

Per-recipient truth

A rate is a rumour. A record is a fact.

Most email tools stop at a percentage. Campaigns keeps a record per person — because "someone opened it" is a statistic, but "she read it for 48 seconds and clicked the booking link" is a job.

The recipient list behind every number

Campaign totals — sent, delivered, opened, clicked, failed, suppressed — roll up live as batches complete. Click through any of them and you land on the person-by-person list: who, when, on what device, and what they did next.

What each recipient's record holds

Status with timestamps

Pending → sent → delivered, each step timestamped — so "did it arrive?" is never a mystery.

The open, properly

When it was opened, how many seconds it was read for, and the email client and device it was opened on.

The click, exactly

Every click recorded with the precise link — a click on "book a survey" and a click on your phone number are different phone calls.

The bounce, explained

Bounces carry their type and reason — a dead mailbox reads differently from a full one, so you know what to prune.

The complaint, logged

Spam complaints are recorded against the recipient — an early-warning system for a list that has gone stale.

The suppression, counted

Opted-out recipients are skipped before sending and counted, so the maths of every campaign is complete and honest.

The quiet rules

Marketing your firm can put its name to.

A chartered firm's reputation is the product. The unglamorous machinery — consent, unsubscribes, suppression — is built in and always on, not a settings page you have to remember.

Consent, declared up front

Every list is created with its consent basis — opted in, existing customers or legitimate interest. It's a required field on the list itself, so the question every regulator asks is answered before the first send, not reconstructed after the first complaint.

One-click unsubscribe

Every campaign email carries an unsubscribe link and the standard one-click List-Unsubscribe header, so opting out works from the inbox's own button — Gmail's, Outlook's, Apple Mail's — with no buried preferences page.

Suppression, automatic

Opt-outs are stored against your firm and honoured on every future campaign, whichever list the person appears on. Suppressed recipients are skipped before sending — and counted, so you can see exactly how many were held back.

And two things we don't do

We don't sell you contact lists — a bought list is the fastest way to burn a chartered firm's sending reputation, and the whole premise of Campaigns is that your own contact book beats anything money can buy. And we don't quote you industry open-rate benchmarks — your campaigns report your recipients' real events, and nothing else.

Playbooks

Three letters worth writing.

Email marketing for surveyors is not about volume — a handful of well-aimed campaigns a year beats a newsletter nobody reads. Steal these three.

The anniversary

Past-client check-in

Audience

Clients you surveyed for around a year ago.

Envelope

"{{first_name}}, it has been a year since your survey — how did the move go?"

Past clients recommend you, remortgage, extend and buy again. One warm, personally addressed email a year keeps your firm the obvious answer when they do.

The introduction

Local agent outreach

Audience

Estate agent branches on your patch, from your own contact book.

Envelope

Who you are, your coverage, your turnaround — with your review proof attached.

Agents get asked to recommend a surveyor every week. The firm whose name is already in their inbox, with evidence, is the one that gets said out loud.

The season

Remortgage push

Audience

Clients from two and five years ago, when fixed terms typically end.

Envelope

A short note on what their home might be worth now, and what a survey settles before they commit.

Remortgage demand is the most predictable work in the calendar. The clicks tell you who is actually thinking about it — call those, skip the rest.

A campaign morning

Write it with your tea. The rest posts itself.

A campaign is twenty minutes of writing and a button. The tracking works the rest of the day so you don't have to.

Batches go out steadily while you head to the morning's inspection. Pause it from your phone if you ever need to; it resumes where it stopped.

The journeys come back

Opens and clicks land against each recipient as they happen. By the time you're back at the desk, the follow-up list has written itself.

Outbound meets inbound

Send as your firm. Replies come home.

Every envelope carries the from name and from address you choose. Use the same @home.uk address your firm's Mail inbox runs on, and a reply to your campaign lands straight back in that inbox — threaded like any other message, next to the client's booking and their job.

That's the split worth knowing: Mail is where the post comes in — one firm inbox that triages itself against your jobs. Campaigns is how it goes out — deliberate, tracked, one journey per recipient. Same identity, opposite directions, and neither ever pretends to be the other.

Campaigns — outbound journeys Mail — the inbound inbox
In progress — not live yet

The agent bridge, next.

We are building a direct bridge between surveying firms and the estate agents on home.co.uk, so agent outreach stops being a cold list you maintain yourself. It is in progress, not something to bank on today — but the firms already running agent campaigns from their own contact book will be first across it, with the audience already warm. Campaigns is where it will land, and the free surveyor toolkit is where it starts.

How Campaigns compares

Campaigns vs the usual two.

Most surveying firms do email marketing one of two ways: a generic newsletter platform they log into twice a year, or BCC from the office inbox and hope. Here's the honest difference.

FAQ

Common questions about Campaigns

Lists, consent & the rules

Who can I send campaigns to?

Anyone on a list you have built — and every list carries a declared consent basis from the moment you create it: opted in, existing customers or legitimate interest. You are responsible for your own marketing lists, and anyone who has opted out of your firm's marketing is skipped automatically on every send, however many lists they appear on.

Do you provide contact lists to send to?

No. Campaigns sends to lists your firm has built — past clients, professional contacts, agents you already work with. We do not sell, rent or provide marketing lists, and we would not recommend buying one from anyone else either: bought lists bounce, generate complaints and damage your sending reputation. The whole point of Campaigns is that your own contact book is the most valuable audience you will ever have.

How do I get my contacts in?

Upload a CSV — email plus optional name and phone — against a named list. The import runs through extraction and validation: you can see how many contacts were found, how many were valid, how many were invalid, and how many were newly added after deduplication against your firm's existing contact book. Each processed list also carries a deliverability score, so you know the state of a list before you send to it.

Is this compliant with UK GDPR and PECR?

Campaigns gives you the mechanics compliance requires: a declared consent basis on every list, a one-click unsubscribe link and the standard List-Unsubscribe header on every email, and automatic per-firm suppression so opt-outs are honoured on every future send. What it cannot do is make an unlawful list lawful — your lists and your lawful basis for using them remain your firm's responsibility, as with any marketing tool.

How do unsubscribes work?

Every campaign email carries a one-click unsubscribe link and the standard List-Unsubscribe header, so recipients can opt out straight from their inbox without hunting for a preferences page. Opt-outs are stored against your firm and honoured automatically — on every future campaign, suppressed recipients are skipped and counted, so you can see exactly how many were held back.

Envelopes & sending

What address do my campaigns send from?

You set the from name and from address on every envelope, so each campaign is signed exactly the way you want. Use the same @home.uk address your firm's Mail inbox runs on and replies land straight back in that inbox, threaded alongside the rest of your firm's email — not lost in a separate marketing platform.

Can I personalise each email?

Yes. Envelopes support merge fields — first name, last name, full name and email address — which are filled in per recipient at send time from your contact records. A subject line like "Sam, a year on from your survey" consistently outperforms a generic one, and it costs you nothing but the merge tag.

Can I reuse an email for my next campaign?

Yes. The envelope — subject, content and from identity — is a named, reusable object, separate from any one campaign. Write your past-client check-in once and run it against this year's list next year; write your agent introduction once and send it to each new patch you cover. Every send after the first is a button.

Does a campaign go out as one big blast?

No. Campaigns send in steady numbered batches — batch 3 of 8, and so on — with live progress per batch. Steady sending is kinder to deliverability than a single blast, and it means a running campaign is something you can actually control: watch the first batch land, then let the rest follow.

Can I pause a campaign part-way through?

Yes. You can pause a running campaign at any point — sending stops at the current batch and resumes exactly where it left off when you are ready. If a campaign fails part-way, you can retry it from the dashboard without rebuilding the list or the email.

Tracking & follow-up

What exactly is tracked for each recipient?

Each recipient carries their own record from the moment a batch is created. It moves through its own statuses — pending, sent, delivered — with a timestamp at every step, then records the open with how many seconds the email was read for and the email client and device it was opened on, and every click with the exact link that was clicked. Bounces are recorded with their type and reason, and spam complaints are logged against the recipient too.

What happens to bounces and dead addresses?

Every bounce is recorded against the recipient with its type and reason — a mailbox that no longer exists reads differently from a full inbox — so your lists get cleaner with every send instead of quietly rotting. Complaints are logged the same way. Over a few campaigns you end up with a contact book you can trust, which is worth more than any single send.

What does Campaigns cost?

Campaigns is included free with every verified UK surveyor listing on Home.co.uk — no separate subscription and no per-send fee. Claim your firm's listing and it is part of the same toolkit as Mail, the Bookings CRM and the rest of the surveyor operating system.

Campaigns works alongside the rest of the operating system — see how it fits with Mail, Bookings CRM and Reviews & badges.
