From the Inigo AI assistant in December 2025 to parallelised valuations, canvassing tools and the surveyors section, here is a full account of what the Home team has shipped since the platform launched.
Six months of shipping: everything we have built on Home
The Atlas monorepo was initialised in October 2025. Since then the team has been shipping continuously. This post is a summary of the main things we have built and released in the first six months, written for agents who want to understand what the platform can do and what has changed.
October to November 2025: foundations
The first weeks were mostly infrastructure: getting the core search working, the listing pipeline running, and the data model in a state that would support the features we planned to build.
We launched the public search at homes for sale and homes to rent and opened the agent platform at estate agents on Home for applications. The first agent accounts went live in November. Home now tracks 1,249,531 live UK listings for sale and to rent, including 45,623 new-build listings, so the scale of the index has grown a long way since those first weeks.
The price data layer, which feeds into house price data, was connected to Land Registry sold price data and made available for postcode-level queries. This is the foundation that the AI valuation tools build on.
December 2025: Inigo launches
The biggest release of the period was Inigo, the AI assistant for estate agents, which went live in December 2025.
Inigo at launch included three tools: a valuation tool using a multi-model council (GPT-4o-Vision plus algorithmic comparables plus cross-model consensus), a canvassing tool that uses PostGIS to identify competitor and stale listings near a given address, and a Q&A drafting tool for routine buyer enquiries.
Agent feedback from the beta shaped the launch version. The most consistent request was for the canvassing tool to be faster; we shipped a refinement to the PostGIS query logic in the weeks following launch.
January 2026: valuation performance
In January we parallelised the AI valuation requests using an HTTP connection pool. The previous version ran the three model inputs in sequence; the new version runs them concurrently. This reduced the average valuation response time by roughly 60%, making the tool fast enough to use during a call with a prospective vendor rather than only offline.
We also added explicit confidence intervals to valuation outputs. Rather than returning a single number, the system now returns a range with a width that reflects the spread of the underlying model outputs. Where data is thin, the range is wider and a low-confidence flag is shown.
February to May 2026: refinements across the platform
The period from February to May included a series of smaller releases rather than headline features:
- Improved photograph handling in the Inigo valuation tool, with better performance on low-resolution images.
- Expanded the canvassing radius controls, following agent requests for more flexibility.
- Added sold price overlays to the map search, so buyers can see recent transaction prices alongside current listings.
- Opened the surveyors section at RICS surveyors on Home with initial tooling for the survey booking flow, including guidance on which survey level a buyer needs.
- Performance improvements to search response times across the portal.
What is coming
The current focus for the next quarter includes expanding Inigo's toolset for agents, developing the conveyancing and survey coordination features within the moving platform, and improving the data available to buyers researching areas rather than specific properties.
