Compare quotes from local agents

The best way to test a fee is a second quote. Add your address to see the local agents who cover it and ask them to value your home. You choose who gets your details.

Ask for free valuations

Free and no obligation. Your details go only to the agents you pick.

Read a quote the right way

Turn every quote into one number: the total in pounds, including VAT, payable when your sale completes. Then check the extras: photography, floorplans, premium portal listings, accompanied viewings and withdrawal fees.

A fee above the typical range is not always a bad deal, and one below it is not always a good one. Ask what the agent does for the money and what evidence supports its valuation.

Fee or price?

On a £300,000 home, a 1% higher sale price is worth £3,000. A 0.5% lower fee saves £1,800 including VAT.

Questions

What is a typical estate agent fee in the UK?

Our selling costs guide puts a typical sole-agency quote at 1% to 1.5% plus VAT (1.2% to 1.8% including VAT). Multi-agency is usually 2.5% to 3% plus VAT, and an online fixed fee is about £500 to £1,500 including VAT. Commission overall ranges from 0.75% to 3.5% plus VAT.

Do estate agent fees include VAT?

Often not. Many quotes are a percentage “plus VAT”, which adds 20%. A 1% plus VAT fee is 1.2% of the sale price in total. Ask for the total in pounds, including VAT, in writing.

Is a cheaper estate agent a better deal?

Not always. What matters is the amount left after the fee. On a £300,000 home, a 1% higher sale price is worth £3,000, more than the gap between many quotes. Judge the agent’s evidence and plan, then the fee.

Can I negotiate the fee?

Yes. Fees are not set by law or by the redress schemes. Ask each agent for its total fee, what is included, any minimum fee or extras, and when payment is due.

When is an online fee payable?

Online agents often charge a fixed fee upfront, payable whether or not the home sells. Some let you defer it. Check what happens if you withdraw.
