The best month to sell in your area

See which months homes in your district agree a sale fastest, with the fewest price cuts.

How it works

When you list changes how fast you sell.

We read every resale home listed for sale on home.co.uk in your postcode district between August 2024 and July 2026 that went on to agree a sale, and group them by the month they first went on the market. New builds and commercial property are left out.

For each month we show the median number of days from first listing to a sale being agreed, and the share of those homes whose asking price was cut before the sale was agreed. Homes that have since completed and left the portals still count. A home that first appeared already under offer is left out, because its days on the market are unknown. We stop four months before today, so recent listings that have not had a fair chance to sell do not make a month look slow.

These are the same measures our local estate agent rankings use. A month shows its figures only when at least twenty homes listed in it agreed a sale. If fewer than ten months in your district reach that, we widen to your postcode area, then your region, and say which one the chart covers.

Common questions

Timing a sale, answered.

What is the best month to sell a house?
It varies by area, which is why this tool reads your district. Nationally, spring is often busy with buyers, but more sellers list then too. The months where homes in your district agreed a sale fastest, with the fewest price cuts, are the ones to aim for.
What does "days to agree a sale" mean?
The number of days between a home first being listed and its listing showing a sale agreed (sold subject to contract). It is not the time to completion, which usually takes several more months.
What does "cut first" mean?
Of the homes listed that month that agreed a sale, the share whose asking price was reduced before the sale was agreed. A low figure means homes listed then usually sold at the price they started at.
Why does the chart cover more than my district?
A month needs at least twenty homes listed in it that agreed a sale before we show its figures. In a small district that is rare, so we widen to the postcode area, then the region, until at least ten months have figures, and the chart says which area it covers.
Where does the data come from?
From the public listings of homes for sale that home.co.uk carries, including when each was listed, when its price was cut and when a sale was agreed. Homes sold without being advertised are not included.
Should I wait for the best month?
Only if it suits you. The difference between months is often a few weeks, and the right price and agent usually matter more. If you are ready now, a local agent can tell you how this month looks.
What is a postcode district?
The first half of a postcode, such as M20 in M20 2AB. You can type the district, your full postcode or your address; we use the district.
