401 homes came on the market in Birmingham's B1 to B48 postcodes between Sunday 27 September and Saturday 3 October 2026. The median asking price was £250,000, up from £240,000 the week before. Most were family houses: 254 had three or more bedrooms, while 82 were flats and 14 were new builds.

How we worked this out: every home for sale that came onto home.co.uk with a postcode from B1 to B48 in the seven days to 3 October 2026, excluding commercial property. These postcodes take in some neighbouring towns, such as Solihull, Coleshill and Wythall, and leave out Sutton Coldfield (B72 to B76). A median is the middle asking price, so a few very expensive homes don't drag it up.

Hallewell Road, B16, £330,000, which works out at £66,000 a bedroom. The agent pitches it as a development opportunity close to the city centre and Edgbaston, with potential as a house in multiple occupation, and it's sold with no upward chain. Expect to spend money on it.

The cheapest house: a two-bedroom terrace with a garage, £170,000
