Updated 28 October 2026, from houses listed on home.co.uk up to 25 October.

Among postcode districts with at least 100 houses listed in our sample, the cheapest place to buy a house in Britain is Grimsby's DN32. The typical house there is listed at £90,000. Middlesbrough (TS3) and Peterlee (SR8) come next at £95,000. In all three, more than half the houses listed cost under £100,000.

We ranked postcode districts by the middle asking price of 297,894 houses that came onto home.co.uk between 27 July and 25 October 2026. A district needed at least 100 houses listed to be ranked, so a few cheap listings can't put it on the list. The figures cover England, Scotland and Wales. Northern Ireland isn't included, because few homes there are listed with us, and Scottish homes are only about 6% of our listings, so some Scottish towns don't reach the bar. These are asking prices for houses, not flats, and not what homes sold for. Across all of them, the typical house was listed at £345,000.

      Liverpool (L4) £139,950 115 11%
      Hull (HU5) £139,950 267 17%

      Crook (DL15) £145,500 145 29%
      Billingham (TS23) £149,950 125 8%

Eight of the 15 are in the North East and two are in Hull. Abertillery is the only one in Wales and Cumbernauld the only one in Scotland.

      What £100,000 buys

In Grimsby's DN32, it buys a three-bedroom house. Half the three-bedroom houses listed there cost £79,950 or less, and a quarter £63,500 or less. Most were terraced: 75 of the 90, counting end-terraces. One on the market when we checked: a 3-bed terraced house on Humberstone Road for £90,000.

These districts had the lowest typical price for a three-bedroom house. We took them from the 40 cheapest districts overall, and only counted districts with at least 40 three-bedroom houses listed, so this isn't a full national ranking.

      Area Typical 3-bed Listed
      Grimsby (DN32) £79,950 90
      Middlesbrough (TS3) £100,000 68
      Peterlee (SR8) £105,000 77
      Sunderland (SR5) £130,000 43
      Blackpool (FY1) £135,000 81
      Abertillery (NP13) £136,000 52
      Cumbernauld (G67) £138,500 65

The cheapest towns, with houses for sale now

For each town, two houses that were for sale on home.co.uk at their full asking price, not at auction, when we checked on 27 October 2026, priced near the district's typical price. Homes sell, so these won't all still be for sale; the search link under each town shows what's there today.

      Grimsby (DN32): typical house £90,000

The cheapest district we ranked. 72% of the houses listed were terraced, and the typical three-bedroom house was £79,950.

      • 3-bed terraced house, Humberstone Road, Grimsby: £90,000, freehold
      • 3-bed terraced house, Legsby Avenue, Grimsby: £100,000, freehold

See every house for sale in DN32 under £100,000

      Middlesbrough (TS3): typical house £95,000

Half the houses listed were terraced, and the typical three-bedroom house was £100,000.

      • 2-bed semi-detached house, Ingram Road, Middlesbrough: £97,000, freehold
      • 3-bed semi-detached house, Greenham Close, Middlesbrough: £100,000

See every house for sale in TS3 under £100,000

      Peterlee (SR8): typical house £95,000

Fewer terraces than Grimsby (41%), so more of the cheap stock here is semi-detached. The typical three-bedroom house was £105,000.

      • 3-bed semi-detached house, Gilbert Road, Peterlee: £90,000, freehold
      • 4-bed semi-detached house, Howletch Lane, Peterlee: £120,000, freehold

See every house for sale in SR8 under £100,000

See every house for sale in FY1 under £150,000

      Hull (HU9): typical house £135,000

The cheaper of Hull's two districts on the list. 55% terraced, and the typical three-bedroom house was £150,000.

      • 3-bed terraced house, Rosedale Avenue, Hull: £125,000, freehold
      • 3-bed terraced house, Wivern Road, Hull: £140,000, freehold

      • 3-bed terraced house, Victoria Street, Abertillery: £135,000, freehold
      • 2-bed terraced house, Richmond Road, Six Bells, Abertillery: £130,000, freehold

See every house for sale in NP13 under £150,000

Cumbernauld (G67): cheapest ranked district in Scotland, typical house £141,000

54% terraced, and the typical three-bedroom house was £138,500. Many Scottish homes are listed at "offers over" a figure, so they can sell for more than the asking price.

      • 3-bed semi-detached house, Etive Court, Condorrat, Cumbernauld: £142,000
      • 3-bed end-terrace house, Maple Court, Cumbernauld: £140,000

See every house for sale in G67 under £150,000

Why isn't Greenock, Shildon or Burnley on the list?

Other lists of cheap places often name Greenock, Shildon and Burnley. Here's where they land in our figures:

      • Shildon (DL4) would top the list, with a typical house at £80,000, but only 51 houses were listed there with us, below our bar of 100.
      • Greenock (PA15) had only 16 houses listed with us, too few to rank.
      • Burnley (BB11) is 28th of the 1,332 districts we ranked, with a typical house at £159,950.

Many other lists also use sold prices, which can sit well below asking prices. That's a different measure to ours, not a different answer.

Before you buy in a low-price area

      1. Condition. An older home can need a new roof, rewiring or damp treatment, so get a survey before you commit. Homemove, our sister company, can quote for one.
      2. How quickly homes sell. A cheap house can be slow to sell later. Our figures on how long it takes to sell a house show how that varies by area.
      3. Your mortgage. Check early that a lender will lend on the home you want, especially if it's of non-standard construction. A broker can tell you.
      4. What homes sold for. Check sold prices in Grimsby or any town on house prices, or use HM Land Registry's sold prices in England and Wales and Registers of Scotland's ScotLIS in Scotland.

Other lists of cheap places often name Greenock, Shildon and Burnley.

      How we worked this out

We took every house that came onto home.co.uk for sale between 27 July and 25 October 2026, counting each home once. Flats, maisonettes, retirement properties, park homes, plots and garages are left out. So are listings under £20,000 and any described as shared ownership or for auction, because their prices aren't comparable. Each house is placed in its postcode district, and the typical price is the median: the middle asking price. A district is ranked only if at least 100 houses were listed there. We'll update this page each quarter with the same method.

      Frequently asked questions

What is the cheapest place to buy a house in the UK?

In Britain, among districts with at least 100 houses listed in our sample, it's Grimsby's DN32, where the typical house was listed at £90,000. Middlesbrough's TS3 and Peterlee's SR8 follow at £95,000. Northern Ireland isn't covered.

Where is the cheapest place to buy a house in the North East?

Among ranked districts, Middlesbrough's TS3 and Peterlee's SR8, both with a typical house at £95,000. Eight of the 15 districts under £150,000 are in the North East.

Where is the cheapest place to buy a house in Wales?

Among ranked districts, Abertillery's NP13 in Blaenau Gwent, with a typical house at £135,000. The next cheapest Welsh district was Swansea's SA1 at £165,000.

Where is the cheapest place to buy a house in Scotland?

Of the Scottish districts with at least 100 houses listed with us, Cumbernauld's G67, with a typical house at £141,000. Fewer Scottish homes are listed with us, and many are at "offers over", so smaller towns such as Greenock may be cheaper.

Is a cheap house a good buy?

It can be, but a low price can come with repair bills, and a cheap house can be slower to sell later. Get a survey, and check what homes on the street sold for before you make an offer.
