About this property

Accommodation

Hillside is a beautifully characterful two-bedroom cottage, set in the heart of the much-loved village of Milton Combe. Named after the adjacent field, the cottage is understood to date back to around 1650 and was originally built on the site of the old quarry from which Buckland Abbey was constructed.

The earliest part of the cottage now forms the cosy snug area, where the original fireplace remains a wonderful focal point. Historically, this would have been used for both cooking and heating, with a sleeping platform likely positioned above to benefit from the warmth rising through the cottage.

To the front of the property is a conservatory, enjoying the morning sun and creating a lovely spot to sit and take in the outlook over the garden and village setting. The main lounge is a generous and welcoming space, full of charm, with a wood burner, character features and plenty of room for relaxing or entertaining.

There is also a dining room, which could equally work well as an entrance hallway or flexible second reception space, with external access adding to the practicality of the layout.

The kitchen overlooks the courtyard and the exposed quarry rock to the rear, which creates a striking and memorable feature. This part of the cottage is understood to have once been associated with the practical day-to-day handling of livestock, with a former well located to the rear of the kitchen, now covered.

On the first floor are two good-sized bedrooms, both enjoying wonderful views across the surrounding countryside. One of the bedrooms benefits from an en-suite, while the bathroom is finished to a lovely standard and includes both a shower and a large standalone bath.

Outside

Externally, Hillside offers a real bonus for a cottage in Milton Combe, with off-road parking for approximately four cars. As well as an external storage area that, with a few adjustments, could be easily made into a home office/play room.

To the front is a level lawned garden, which enjoys the morning sunshine and provides an attractive and usable outdoor space. At the far end of the garden is the former privy, now repurposed as a wonderfully peaceful place to sit and take in the view across the valley.

In addition to the front garden, Hillside also benefits from a further area of garden to the side, which was purchased separately and adds another lovely dimension to the outside space. As the day moves on, this upper garden enjoys the last of the evening sun and provides a beautiful vantage point across Hillside Field and the surrounding countryside.

The rear courtyard is full of character, with the exposed quarry rock creating a dramatic and highly individual backdrop.

The hedges adjoining the parking area are home to nesting birds and seasonal blackberries, adding to the cottage’s sense of nature and village life.

Lifestyle

Hillside is a cottage with a wonderful sense of history. From the original 17th-century snug and fireplace to the later additions believed to have been in place by 1813.

It is understood by the vendor that Hillside appears in a William Turner picture from 1813, now held by the Tate, further adding to the historic interest of the cottage and its setting.

The property benefits from sunlight throughout the day, with the conservatory and front lawn catching the morning sun, while the upper side garden is flooded with evening light. From here, the views stretch across Hillside Field, a wildflower meadow and the surrounding countryside.

Despite this tranquil setting, Hillside is very much part of the village. Horses regularly pass by on their way through Milton Combe, often heading towards the local pub, and fresh eggs are available from neighbours nearby. It is the kind of place where countryside, community and history come together beautifully.

Situation

Milton Combe is a highly picturesque Devon village, set within the Tamar Valley National Landscape, formerly known as an Area of Outstanding Natural Beauty. The village has a close-knit and active community, with traditional events, village fairs and its well-known duck race forming part of local life.

At the heart of the village is The Who’d Have Thought It Inn, a much-loved local pub with a strong reputation and a welcoming atmosphere, including its popular Pie & Pint Night on Tuesdays.

The village sits close to the edge of Dartmoor, perfect for those who enjoy walking, exploring and making the most of the outdoors. It is also just a short drive from Lopwell Dam, a scenic riverside spot popular for wild swimming, paddleboarding and enjoying the natural surroundings. Tavistock, Yelverton and Plymouth are all within easy reach, making Hillside an excellent choice for those seeking countryside living without feeling disconnected. A bus service also runs from the village, adding further convenience for day-to-day life.

Hillside offers a rare opportunity to enjoy a historic cottage in a beautiful village setting, with parking, generous outside space, far-reaching views and a truly special connection to the surrounding landscape.

Services

Mains electricity, water and drainage.

Vendor’s Note:

Hillside was our getaway from London haven.

The beauty to us was the fact that you are right in the countryside, totally alone, yet also right in the heart of a wonderful community. Most activities are based around the pub and village hall. You choose how much of village life you join in with as you are completely independent with no direct neighbours and slightly above the village; oh, the views!

The local duck race and brook race plus many other events link everyone in the village.  People, and horses a plenty, greet you and chat as they pass by. It really is a slice of old England.

The cottage is such an interesting shape with the old and new sections, and its underground kitchen not to mention ‘the rock’; we loved the historical links.

We had 14 happy years at Hillside which was full of laughter regularly.  If you take on Hillside, you will be the next custodian - take care of her please!
