About this property
SITUATION AND DESCRIPTION
This fine property is situated in a secluded position at the heart of the much sought after Devon village of Iddesleigh, and both the village and the house benefit from outstanding views of Dartmoor. The market town of Hatherleigh lies approximately 3 miles to the southwest, with the larger town of Okehampton approximately 11 miles to the south.
Iddesleigh is a picturesque village with a traditional village pub, historic church and welcoming community. Michael Morpurgo is famously associated with the village and it was here that he was inspired to write his best-selling book War Horse.
Okehampton lies on the northern edge of Dartmoor National Park and is approximately 30 miles from both the north and south Devon coasts. There are superb local beauty spots where one may enjoy walking, riding and fishing. The shopping area contains several banks and supermarkets as well as many interesting locally owned shops. Primary and secondary education is well catered for locally, and the property falls within the Chumleigh College catchment, which includes a number of well-regarded schools. The recreation ground and park contain, amongst other things, a covered heated swimming pool. Most sports are available, including an 18-hole golf course, squash courts, indoor rifle range and thriving rugby and soccer clubs. In nearby Hatherleigh, there is also a cricket, football and bowls club.
Lavender Cottage is a charming detached property which has been fully refurbished in a most sympathetic manner, retaining much of the original character while offering all the contemporary comforts associated with 21st century living. Practical upgrades have also been made including a new thatch roof and ridge.
Many period features remain, including a feature stone fireplace with traditional bread oven and log burner, contoured walls, A-frame features and vaulted ceilings to the first floor.
The accommodation in brief comprises: porch to entrance hall; sitting room with feature fireplace; kitchen/breakfast room; and utility room. To the first floor there are three bedrooms - all are generous doubles - two of which feature mezzanines, and all three have en-suite facilities.
The property benefits from air source energy, central heating and also a wood burner stove in the sitting room.
Outside, the property is accessed from the village road via a private pathway leading to gated access to the garden. Adjacent to the gateway is a stone building, fully converted with power and lighting, ideal for a home office or hobby space.
The cottage is surrounded by a private, enclosed cottage garden that wraps around the property and is mainly laid to lawn, whilst benefiting from two seating areas and Dartmoor views. There are established flower beds and borders featuring magnolia, apple and damson trees. Open fields at the rear provide privacy and seclusion, while the garden is frequently visited by a variety of bird species
a true haven for nature lovers.

What 3 words // flows.bearings.offstage
A tastefully and sympathetically refurbished thatched cottage in very private location. Situated at the heart of this sought after Devon village this attractive property boasts 3 bedrooms, 3 en-suite and enclosed wrap-around garden.
In answer to your question on the thatch, the rear elevation quote, which they didn’t have done, as the thatcher said the thatch has another 5 to 10 years life in it, was £20k. The front elevation and the ridge, which has been done recently, cost £21k, and should be good now, for another 25 years, depending on climate and weather conditions.
