3 Bedroom Detached House
New Street, Penryn, TR10 8FA
What this property offers
About this property
Hidden away along one of Penryn's most enchanting cobbled lanes, behind a row of medieval townhouses and almost invisible to the outside world, lies a property unlike anything else currently available in the town. A home born from centuries of history yet rebuilt for the future, this remarkable cottage occupies an ancient holding believed to date back to the 16th century, quietly tucked within the heart of one of Cornwall's oldest and most characterful harbour towns.
Approaching along the private lane feels like stepping into another era. Granite walls softened by time, winding passages and centuries-old buildings create an atmosphere rarely found today. Yet behind the historic façade lies something extraordinary: a complete reconstruction by an award-winning conservation team, who have painstakingly blended traditional craftsmanship with modern building standards to create a home that feels both timeless and entirely new.
Every detail tells a story. Reclaimed 17th-century granite sits alongside handcrafted finishes, while traditional Cornish slates crown a building designed to endure for generations. This is not simply a renovation; it is a resurrection.
The accommodation unfolds in an unexpectedly dramatic way. Three peaceful bedrooms, two beautifully appointed bathrooms occupy the lower level, one with en-suite shower room, creating calm and comfortable spaces for family and guests.
A breathtaking vaulted living space rises beneath soaring beamed ceilings, flooded with natural light from carefully positioned roof glazing. The open-plan kitchen and sitting room feel both intimate and grand, a place where morning coffee is enjoyed overlooking the harbour and estuary, and evenings are spent watching the light fade across the trees surrounding St Gluvias Church.
The views are captivating. From this elevated vantage point, Penryn's rich maritime heritage is laid out before you; church spires, wooded hillsides and distant countryside combine to create a constantly changing backdrop throughout the seasons.
Despite its centuries-old origins, the property offers all the reassurance of modern construction, with mains gas central heating, excellent energy efficiency and the peace of mind that comes from a complete rebuild undertaken to contemporary regulations.
Outside, a private parking space
a genuine rarity in central Penryn
plus EV charger adds practicality, while a small courtyard provides a charming spot to sit with a glass of wine after a day on the water. The harbour, marinas, independent cafés, galleries and restaurants are all moments away, while Falmouth and the university campus are easily reached.
Properties such as this are seldom available. Rich in history, rebuilt with vision and craftsmanship, and occupying one of the most atmospheric settings in Cornwall, this is far more than a cottage.
Old Quay Ope forms part of one of the most historically significant areas of Penryn, linking Broad Street directly to the town's original medieval waterfront below St Gluvias. Broad Street, formerly known as Lady Street or High Street, was laid out as a series of burgage plots extending down to the river, giving merchants direct access to quays, warehouses, and shipping facilities.
The site includes three principal elements. Fronting Broad Street is a substantial Georgian house built in 1769, notable for its elegant staircase and fine first-floor reception rooms. To the rear stands the Merchant's House, now known as 2 Old Quay Ope. This building probably originated in the 15th century and was extensively remodelled around 1630. Significant historic features survive, including remarkable 17th-century plasterwork, barrel-vaulted rooms, and later 18th-century alterations. The building has recently undergone careful renovation.
History
Historically, a narrow cobbled lane descended northwards from Broad Street to the quays below. The buildings lining this route served a variety of commercial functions associated with Penryn's maritime trade, including storage, warehousing, and baking. These structures could not be retained and have since been replaced by new cottages and parking areas.
The importance of the site reflects Penryn's former status as one of Cornwall's principal ports. During the 16th and 17th centuries the town rivalled, and in some respects exceeded, Truro in commercial importance. The earliest maps indicate that one of Penryn's principal docking areas was located at the foot of the lane between present-day Nos. 5 and 7 Broad Street.
Changes during the 17th century gradually reduced the importance of the upper river quays. The construction of a mill leat restricted access to some waterfront properties, while the development of new customs-controlled quays, including Exchequer Quay around 1670, redirected shipping activity. The subsequent growth of Falmouth and the increasing size of seagoing vessels further diminished Penryn's role as a port.
Although Penryn's prosperity declined during the late 18th and 19th centuries, this had an unexpected benefit. Limited redevelopment meant that many historic buildings survived largely intact. As a result, Penryn retains an exceptional collection of medieval, 17th-century, and Georgian buildings, with Old Quay Ope and 5 Broad Street representing an important surviving link to the town's maritime and mercantile past.
Stephen Tyrrell is known locally as a Cornish architectural historian, author, and developer who was heavily involved in the restoration and redevelopment of the historic properties at Old Quay Ope
