About this property

ASH COTTAGE, 4 PRIORYGATE COURT, CASTLE CARY, SOMERSET, BA7 7HT

A spacious and charming three-bedroom townhouse in a sought-after, exclusive courtyard development within a short walk of Castle Cary High Street.

The accommodation is light and airy throughout with elegant rooms and high ceilings. The rooms include an entrance hall, sitting room, kitchen, dining room, conservatory, cloakroom, two double bedrooms, a single bedroom/study room and a shower room.

There is a pretty, low-maintenance garden to the rear and allocated parking to the front. In addition, there is a garage with further parking in front.

Accommodation
Ash Cottage was built around the millennium with attractive local Hadspen stone elevations under a slate tiled roof with a prominent stone porch covering the oak front door. Entering the property, you are greeted by a welcoming entrance hall with the staircase rising to the first floor and doors leading into the sitting room, kitchen and cloakroom.

The sitting room has a light and bright southerly aspect and a Ham stone fireplace in the heart of the room with an inset coal-effect gas fire.

The dining room adjoins the sitting room, kitchen and conservatory, making it a fantastic, versatile and sociable living space. The kitchen also has a large opening to the conservatory, and internally features a mid-level Neff oven and grill, as well as an electric hob with extractor above and room for a washing machine. At the rear, the conservatory has clay floor tiles, and a splendid outlook of the rear garden which is accessible through a set of French doors. Also on the ground floor is the cloakroom.

Leading upstairs there are two comfortable double bedrooms, the larger of the two benefits from built in wardrobes. In addition, there is a third, single bedroom which would make a perfect office if preferred. All three rooms use the family shower room which has been converted for mobility friendly access. The two bedrooms at the rear enjoy superb views over the town to the countryside beyond.

Outside
At the back of the property there is a lovely walled garden which is laid down to a mixture of low maintenance gravel areas, a seating terrace immediately outside the conservatory, and various well-stocked flower borders. On the back wall is a gateway out to a private footpath which in turn leads out to the playing fields and High Street a short distance further.

To the front of the property is an allocated parking space and further visitors parking is offered just across the courtyard. Just a few steps away is the garage which has an up and over door with a parking space in front.

About the area
Castle Cary is described by Sir Nikolaus Pevsner, the eminent architectural historian, as Somerset's prettiest town, set in beautiful unspoilt countryside. The town is characterised by period buildings constructed of the distinctive honey coloured stone for which the area is well known. It remains a delightful small market town with a number of traditional shops and boutiques within the Conservation Area in which a policy of strict planning control operates to prevent inappropriate development. These shops cater for most everyday needs whilst Shaftesbury, Glastonbury, Street, Wells, Frome, Wincanton, Sherborne and Yeovil are all close by and Salisbury, Taunton, Bath and Bristol are in easy driving distance.

“The Newt in Somerset” just outside Castle Cary is home to beautiful countryside walks set in the grounds of a Georgian country estate. Within the estate are a Hotel & Spa, Farm shop, restaurants and house & garden shop.

On the outskirts of Castle Cary is the railway station with its direct line to Paddington and the A303 Road link is a few miles south. There are excellent state schools in the area - Ansford Academy boasts excellent exam grades and independent schools include the Sherborne and Bruton schools, Millfield, Wells Cathedral, Hazelgrove and Port Regis.

A few extra comments
Mortgages – we can help.
Bridging loans – We can help.
Moving house is complicated and stressful when a sale and purchase needs to be tied together in terms of finance and timing.
Sometimes, we can negotiate an agreement that suits both sellers and buyers.
Sometimes, a bridging loan can solve problems and remove stress.
Call us for information on any of these points.
