3 Bedroom Detached House
Lusty Gardens, Bruton, BA10 0BR
What this property offers
About this property
A charming three-bedroom cottage in a tucked-away location with expansive gardens, set within walking distance of Bruton High Street and Schools.
The accommodation has been sympathetically improved and includes a sitting room, dining hall, study, playroom/garden room, kitchen, three large double bedrooms and two bath/shower rooms.
There is private, gated driveway parking, and a superb tiered garden with a variety of seating areas, lovely town views and a large garden shed.
AccommodationThe house is approached via a covered porch with a stable door opening into a rear hall, which in turn leads through to the dining room. There is a door into the garden room on the right-hand side. The garden room is a light and airy space with an outlook of the rear garden.
The dining room is a well-proportioned reception space featuring fitted pine cupboards, a built-in dresser with shelving cupboards and drawers, a window seat, and rustic clay floor tiles. From here, an enclosed staircase rises to the first floor, with a further door opening into the kitchen/breakfast room.
The kitchen/breakfast room is fitted with Shaker-style wall and base units with timber-effect work surfaces, space and services for appliances, exposed ceiling beams and solid oak flooring. Windows to both front and rear provide excellent natural light.
The sitting room is a particularly attractive space, centred around an inglenook fireplace with a brick surround, a wood-burning stove, and a flagstone hearth. There are windows to both front and rear, solid oak flooring, and French doors opening directly onto the rear patio and garden. The owners have also taken great care to uncover the lovely stone wall and repoint it with lime to make a fabulous feature wall. There is also a study with an inglenook and built in pine shelving. A cloakroom completes the ground-floor accommodation.
Upstairs, there are three bedrooms, all of which are spacious double rooms. The principal bedroom enjoys exposed woodwork, timber floorboards and a Victorian fireplace. This room is served by an en-suite bathroom fitted with a roll-top bath, an ornate porcelain sink, and additional wardrobe and cupboard space. There are two further bedrooms and a beautifully updated shower room which is fitted with a spacious shower cubicle with large luxury round drencher head and handheld shower plus stylish tiling, a WC and a wash hand basin, with a window enjoying views over the gardens.
OutsideTo the side, a driveway provides off-road parking and access to a timber shed with power and lighting.
The gardens lie to the rear of the house and are a particular feature of the property. Arranged in a series of well-designed tiered areas, they include a private, sheltered paved courtyard seating area, lawns, mature trees and shrubs, a variety of fruit trees and well-stocked flower beds. Raised vegetable beds sit beyond, with a pathway leading to a more natural, lightly wooded section of the garden with views of the field and trees beyond. The boundaries are formed by natural hedging and fencing, creating a strong sense of privacy.
The garden has been designed with nature and wildlife in mind. There is a large pond, teeming with life, and the garden is frequently visited by a wide variety of wildlife, including hedgehogs and many different birds.
There are lovely views from the garden across Bruton, especially at the far end, which is the ideal spot for the arched rose and clematis-covered seating area. The owners have also added a sheltered steel pergola on the bottom tier, perfect for alfresco dining.
