Then you get to the extended kitchen diner.
For me, this is where the house really comes together.
It's modern, stylish and has the space for everyday family life. Breakfast with the kids in the morning, everyone around the table on a Sunday, friends over at the weekend. It's easy to imagine this being the room where most of life happens.
There's also a downstairs shower room, which is always useful, plus storage at the front of the garage for all the stuff that comes with having a family.
And there is always stuff.
Upstairs you've got two double bedrooms, a third single and a really nice family bathroom.
The bathroom deserves a mention too. There's a proper big bath as well as a separate shower, and it's been finished in the same modern style as the rest of the house.
Then there's the garden.
And it's a really good one.
There's loads of room for children to play, space for a dog, somewhere to have people round in the summer and still enough garden left to actually enjoy.
Location wise, you're in a really handy spot too.
You've got schools, shops and everyday essentials close by, good transport links into Birmingham and easy access towards Sutton Coldfield. So whether it's the school run, getting to work or just getting out and about at the weekend, life here feels pretty straightforward.
But for me, the reason I like this house isn't one particular room.
It's the whole thing.
The character of an older property.
The modern finish you actually want.
The space for a family to grow.
And that feeling you get when you walk through the door and can immediately imagine yourself living there.
It's just a really cool family home.
And I think the next owners are going to love it.
