Common questions

Does furnishing a property increase the rent?
It depends on the area and on who rents there. Pick your address above to see the gap between the median asking rent of similar nearby homes whose adverts say furnished and those that do not.
How is the uplift worked out?
We take homes advertised to let near your address with the same property type and number of bedrooms. For each feature we compare the median asking rent of the homes whose advert mentions it with the median of the homes whose advert does not.
Why is a feature missing for my home?
We hide a feature when fewer than 20 nearby homes sit on either side of the comparison, or when the gap is so wide (more than 25% up or 15% down) that it shows two different kinds of home rather than one feature. If no feature can be compared for homes like yours nearby, we widen the search in miles, then to every type of home with your number of bedrooms, and tell you how far we went.
Does the feature cause the difference?
Not on its own. Homes that mention a feature can differ in other ways too, such as size or finish. Treat the figure as a guide to what tenants near you are offered, and ask a local letting agent to confirm it.
Which words count for each feature?
Furnished: the advert says furnished and not unfurnished. Parking: parking, garage or driveway. Garden or balcony: garden, balcony, patio, roof terrace or outdoor space. Refurbished: refurbished, renovated, newly decorated or new kitchen. Near a station: the advert mentions a station.
