Average asking prices in England and Wales edged down 0.05% annually to £395,845, while turnover fell 26% and typical time to sell rose to 59 days.

- Scotland is up 9.6% over the year while Greater London is down 3.0%. The cheaper markets are carrying the national figure.

- The market turned over 2,222 properties a day across January to June, against 2,992 in the same months last year, -26%.

Asking prices are holding flat in cash terms, and the machinery behind them keeps slowing: fewer homes coming to market, far fewer leaving it, and a typical sale taking 22 days longer than it did a year ago.

Against inflation it has been losing ground steadily: real asking prices are -3.2% on the year, and have not been positive for 15 months.

About the Home Asking Price Index
The Home Asking Price Index measures the change in the prices sellers ask for residential property across England, Wales and Scotland. Today it is computed every month from around half a million advertised homes and is mix-adjusted, so a change in what happens to be on the market does not move the figure; earlier editions state the sample they were built from. Because an asking price is set months before a sale completes, the index runs around five months ahead of completed-sale measures such as the UK House Price Index.
