Bungalows for sale: where they are and what they cost, October 2026

11,429 bungalows came on the market in the 30 days to 3 October 2026. That's about 1 in 13 of all new homes for sale on home.co.uk. The median asking price was £335,000: £275,000 for a two-bedroom bungalow and £375,000 for three bedrooms.

Bungalows are scarce in cities and common along the east coast and in Lincolnshire. And whether one costs more or less than a house nearby depends on which end of the country you're in.

Where are the most bungalows for sale?

The Peterborough and Norwich postcode areas had the most new bungalow listings, more than 500 each in a month. By share of what's for sale, Lincoln leads among the areas in the table: about one new listing in five there is a bungalow.

Area New bungalows Share of listings Median price
Peterborough (PE) 538 17% £280,000
Norwich (NR) 523 19% £325,000
Brighton (BN) 345 12% £439,950
Nottingham (NG) 285 10% £280,000
Ipswich (IP) 276 14% £345,000
Portsmouth (PO) 258 11% £375,000
Llandudno (LL) 198 18% £264,975
Lincoln (LN) 178 21% £267,500

Cities have very few. The Birmingham postcode area, one of the busiest in the country with 4,390 new listings, had 122 new bungalows in the month, under 3% of what came on the market there.

Where are bungalows cheapest?

Among postcode areas with at least 120 new bungalow listings in the month, these had the lowest median asking prices:

  1. Cleveland (TS): £220,000
  2. Doncaster (DN): £240,000
  3. Newcastle upon Tyne (NE): £250,000
  4. Stoke-on-Trent (ST): £260,000
  5. Llandudno, North Wales (LL): £264,975
  6. Lincoln (LN): £267,500

Do bungalows cost more than houses?

Nationally, a bungalow costs a little less than a house: a median of £335,000 against £349,950 for houses of all types. Area by area, though, the picture splits in two.

In much of the North and in Wales, bungalows cost more than other houses nearby:

Area Bungalow House Difference
Sheffield (S) £280,000 £222,475 +£57,525
Swansea (SA) £289,950 £225,000 +£64,950
Carlisle (CA) £300,000 £230,000 +£70,000
Doncaster (DN) £240,000 £190,000 +£50,000

In parts of the south of England, they cost less:

Area Bungalow House Difference
Tonbridge (TN) £420,000 £495,000 −£75,000
Southend (SS) £375,000 £425,000 −£50,000
Gloucester (GL) £350,000 £389,500 −£39,500

A likely reason is what each one is being compared with. Where most houses are small terraces, a detached bungalow on its own plot is the bigger home. Where most houses are larger family homes, the bungalow is the smaller one.

How we worked this out: every home for sale that came onto home.co.uk between 4 September and 3 October 2026, excluding commercial property and anything under £20,000. "Bungalow" is the property type the agent chose. "House" means every other house type, excluding flats, maisonettes, park homes and land. Figures are medians, the middle asking price.
