Our 'take' on Lennox Lodge today has changed little if at all, from our opinion and expressed thoughts of six years ago. The house itself though has; naturally, and for the better. Lennox Lodge is, in our view at least, as well as for the many who pass by on their way to the village for their stores, considered to be one of the most or even the most elegant of homes within the village. The fact that it holds an element of historic importance (see below) will never change. However the pattern of subtle, yet significant alterations made over this last period of time have managed to develop an added element of extra modernity and comfort, without distracting from the huge appeal of the altogether sheer elegance of this Grade II property......

Yet more than that and perhaps even more importantly for many is the juxtaposition of property and location. Of a village home, in this instance metres away from the very centre of Oxton Village, versus the extraordinary privacy granted to the frontage of Lennox Lodge, of the open aspect over and beyond the middle ground, southward facing together with the extraordinary and in fact surprising amount of open ground to the front of the house... ' What first and foremost attracted us to the house was how immensely private a home this is, especially given its position within the village'.

Both open aspect view and driveway space is for all to see within our slide show of photographs; it comprises a generous turn around parking area for many, surrounded by redefined and part established, part re developed garden areas; lawned and paved. Meanwhile around to the similarly proportionate rear is a garden, also elegant in its simplicity; a garden for all, a garden also updated and planted out with a selection of ferns and more besides. Take stock of this garden space from the verandah, raised and immediately accessed off the kitchen/breakfast room.

And so to the house. Grade ll, as advised, with much character as expected; much detail; much to admire. Referencing the historical importance, Lennox Lodge once belonged to Sir Patrick Abercrombie, the most celebrated British planner of his generation. The mounted blue plaque is in recognition of his achievements. The accommodation of Lennox Lodge is presented over two floors although there is a large basement, comprising four further rooms.

From our floor plan you'll see how the accommodation at ground floor level leads off the entrance hall. The front reception room with its graceful bay window, mirrored in the most charming of master bedrooms above. The rear facing reception room is similar in proportion and as charming. The kitchen cum dining room or breakfast room is a 'through' room, if you will. From front to rear, there is a garden view from both sides, stepping out onto the veranda from the rear. Note how much room there is for a dining table for six to eight thus allowing what might have no doubt once been a more formal reception room as one general and relaxed entertaining space. Opposite the porch there is a boot room and cloakroom whilst access to the basement is from the far side of the hall and below the most handsome of period staircases. Clearly there are opportunities at basement level to convert into further living accommodation, especially given at least one room has direct access onto the rear garden. Of course this would need appropriate planning and Listed Building consents.

Up at first floor there are split landings, two next to bathrooms; the larger of the two comprising twin basins, large shower cabinet, free standing bath; the second a shower room suite. These service the five bedrooms; four being 'double' sized, the fifth a single sized room. So just how close to the centre of this conservation status village is Lennox Lodge? Pretty much central, is the answer. A two minute's walk to Green's the grocer, an extra one or two to the Post Office etc.; the red pillar box is closer. Close, we say, but not too close,.
