IF YOU LIVED HERE...

You'll be relaxing in your huge lounge – dual aspect with beautiful parquet flooring underfoot, which contrasts wonderfully with the exposed brickwork, as well as eye-catching features such as the column radiators and charming fire surround.

The kitchen at the rear is brilliantly bright thanks to the generous sliding doors and sky lights. The sleek units provide storage space aplenty, while the integrated appliances will make hosting a pleasure. It’ll be particularly pleasing to dine in this space due the the lovely view of the garden, which has been thoughtfully landscaped with a lush lawn and smartly designed studio at the rear.

Back inside on the first floor, you’ll find three immaculate bedrooms, as well as a good-sized family-bathroom, which has stylish brass fitting, modern tiling and an over-tub shower.

Beyond that lovely vintage-style front door, you're handily-placed for the shops and amenities of Leyton High Road, which is less than a third of a mile on foot. For food and drink based-perks, Francis Road - a part-pedestrianised and increasingly sought-after neighbourhood - is a mere seven minute stroll away, with a brilliant array of dynamic shops, cafes and bars. Be sure to check out Marmelo Kitchen, Yardarm and the brilliant Northcote Arms pub.

A WORD FROM THE OWNER...

"We bought this house the day before the Olympics were announced. We’d fallen in love with the big open space downstairs, loft style staircase and bare wooden floors. In fact, we loved the feel of wood so much we extended it outdoors with two large decking areas one at each end of the garden. Weather allowing you can have sun or shade throughout the day – the choice is yours. Our cats love the decking too and that the garden backs onto tree filled gardens for their daily safaris. And we love that although we’re in the city, sitting in the garden feels more like relaxing in the country. They say property is all about location. If you work in the city then Leyton underground is 10 mins walk away. And for the walk home you’ve got the Star, Leyton Technical & newly refurbished Coach for a swift half or a burger. Fancy a walk? Jubilee park is 10 mins away and cross the footbridge and you’re into Hackney marshes and a lovely walk along the canal. Fancy a bike ride? The velodrome is 5 mins away or keep going through the Olympic park to Here East and enjoy a drink, something to eat and a vintage arcade game or two. Cross the canal and you’ll find Crate, Howling Hops and Grow. Not enough? Then keep going through Victoria park and you’re in Shoreditch, after 25 mins Spitalfields beckons. Since we moved here we’ve seen the local area transformed. We thought about moving years ago but stayed put because we love living here so much. But we’ve got motorbikes that need a warm and dry home to relax in during the week before their weekend adventures. If it wasn’t for them we’d be staying."
