IF YOU LIVED HERE...
You'll love the leafy views that greet you anew every day. Step through your front door and to your immediate right's the 165 square foot lounge with a bay window, wooden floorboards and a working wood burner. The borrowed light from a large hatch illuminates the proceedings still further, and gives you your first glimpse of the dining room. In here you've more covetable stripped floorboards, pendulum lighting and a vintage ceiling rose. Continue through the ground floor and your extended kitchen's another sumptuous space home to lightwells, tower radiators and sleek sage green units.
To the rear sit two sets of charming paned patio doors, both opening up to your thirty foot, south-west facing garden. Step out here for low-maintenance patio, a pergola just awaiting your climbing plant of choice and a path flanked by beds leading to your fully-powered fifty square foot garden studio. Ideal for home working. Back inside and upstairs you've two serene sleepers, the principal coming in at 140 square feet with luxury wallpaper, cosy carpet and an incredible arboreal view. Lastly, your bathroom's dressed in teal tones with sparkling metro tiles and a shower over the teardrop tub.
Outside and Forest Gate Arches are moments away and home to a fine array of spots to sup and savour. Alternatively, Leyton High Road is bursting with star attractions ñ Singburi, Bocca Bocca and Homies on Donkeys are bound to become firm favourites. When it comes to transport you're just as well catered for. Wanstead Park station's an eleven minute walk for the Overground ñ here you can ride four stops for a swap to the Victoria line at Blackhorse Road. Forest Gate station's a few steps further and ideal for the Elizabeth line's excellent connections.

A WORD FROM THE OWNER...
"We have shared 10 wonderful years at 251 and love living in this part of London. The house shares a rare aspect and has a lovely warm feel. It is great for entertaining friends, cozying up by the wood burner in winter or enjoying epic summer BBQ’s in the south facing garden. A friendly road with great neighbours, the view of the green space opposite is joy to wake up to and fantastic for long forest walks with our two dogs Travis and Scruff.
For those who like to keep fit the Wanstead Flats park run takes place nearby every Saturday and if you like a bike ride you can ride all the way to Epping off road. Transport links are very close with Leytonstone Central Line, High road Overground and Forest Gate Elizabeth Line all within 15min walk or 3 min on a bus meaning you can get to Central London in as little as 25 mins. Nearby there are great amenities that include the Wild Goose Bakery, 3 lovely pubs, micro brewery and wine bar with local farmers market on a Sunday. Our nieces and nephews love to come visit as there are 2 play parks and skate park just around the corner that also boasts a great cafe. We are sad to be leaving but new adventures abroad are calling. We wish whoever is lucky enough to be the next custodian of this true gem many happy times in this wonderful home."
