Description
Description
Originally functioning as the village’s Post Office and general store that bears a stone inscription “I.C. 1729,”, the building was later divided into two cottages known now as Merlin Cottage and Sage Cottage.
Merlin Cottage is a beautifully appointed Grade II listed Cotswold stone terraced house, dating back to the 18th century that offers a unique blend of character and modern living within a picturesque village.
It boasts a wealth of features, including exposed beams, stone walls and lath and plaster. Merlin Cottage was renovated and improved throughout by the current owner between 2019 – 2021, which included remodelling the kitchen area, refitting the bathrooms and redecoration throughout including Farrow and Ball paint and new wool carpets.
The front door opens to a large sitting/dining room with window shutters, original feature window through to the kitchen/garden room and a Dean Forge log burning stove set in a stone fireplace with a flagstone hearth. Off the sitting/dining room is a useful cloaks cupboard and also an under stairs cupboard.
The fitted kitchen is open plan to the garden/breakfast room area, which is a wonderful space and includes ceramic wooden style flooring, quartz worktops, breakfast bar, Belfast sink with copper taps and integrated appliances include a microwave, slimline dishwasher, fridge freezer, wine fridge and there is a Rangemaster oven with a mosaic copper and aluminium splash back with an extractor hood above. Off the kitchen is a fitted utility room, also with quartz worktops, a Belfast sink and space for a washing machine and tumble dryer.
The garden/breakfast room area has a vaulted ceiling and French doors open to the rear south facing terrace creating a superb indoor combined with outdoor entertaining area.
A turning staircase from the sitting/dining rises to the first floor landing, off which is the principal bedroom that has a feature Victorian fireplace and fine mantelpiece surround, along with a feature oeil-de-boeuf window. A further single bedroom on this floor is currently in use as a dressing room and includes an original storage cupboard. From here a sliding door opens to the Jack and Jill bathroom fitted with Kardean flooring, a slipper bath and a separate shower enclosure.
On the top floor are two double eaves bedrooms, both with built-in wardrobes, served by a bathroom.
Location
Bourton-on-the-Hill by name is a hillside village lying on the eastern slopes of the Cotswold escarpment overlooking the Moreton Vale. It sits between Moreton-in-Marsh and Broadway, which are two miles and five miles, respectively. The village is located between two of the North Cotswolds’ great estates, namely Sezincote and Batsford Park, and has a pleasing architectural mix of sixteenth and seventeenth century cottages, farmhouses, a fine early nineteenth century former rectory and the Norman Church of St Lawrence, which dominates the village.
Nearby Longborough has a village shop and Bourton-on-the-Hill itself hosts an award winning gastro pub, The Horse & Groom. The nearby towns of Chipping Campden and Moreton-in-Marsh provide a wide range of day to day facilities. Moreton-in-Marsh has a mainline rail station serving London/Paddington. The important surrounding centres of Stratford-upon-Avon and Cheltenham are all within reasonable distance and provide further cultural and recreational facilities, together with excellent independent and state schools.
