Tenant Information and Fees requirements
A Holding Fee equivalent to 1 weeks rent will be required to secure the property for you once it has been agreed between landlord and tenant. This will be held in a client account in the name of Brookstones. This is non refundable if the applicant provides false or misleading information or you withdraw from proceeding with the application. If you fail references and the tenancy does not proceed this is also non refundable. The requirement of the references are: your employer and or accountant, thus giving your financial status, your credit score and a reference from your existing Landlord should you have one.
Reasonable cost of replacing keys or security devices should they be lost by the tenant during the tenancy or failed to be returned at the end of the tenancy
Any reasonable Legal fees for the recovery of any outstanding rent or the costs of removing the tenant from the property should they fail to leave after a court judgement has been made against them.
Any addendums/ alternations during the tenancy will be charged at £50 inclusive of VAT
Late rental payments will be charged at 3%
Payment of the landlords reasonable costs of terminating the tenancy early at £408 inclusive of VAT
During the tenancy the tenant will pay for :
All utility bills associated with the property including; Council Tax, Electricity, Gas and water to the supplier
Communications - telephone broadband to the supplier
Installation of cable / satellite to the supplier any Television licence to the supplier
Other permitted payments :
Any other permitted payments, not included above, under the relevant legislation including contractual damages.
We are required by law to obtain proof of identity of each Tenant/applicant Therefore we will require a copy of your Passport or Photo card or Driving Licence also a current utility bill. We will also require to see your 'right to remain' in the UK should this be relevant to your status.
Company Lets - Fees Apply
A reference fee of £72 inclusive of VAT will be charged
An agreement fee of £360 inclusive of VAT will be charged
The costs of the inventory check out will be charged to the Company at the prevailing cost as given by the inventory clerk as a third party
For the renewal of the Agreement a fee of £96 will be charged
Any addendums/ alternations with be charged at £96 inclusive of VAT
