Description
Description
Dating from 1845 and understood to have been designed by John Medland Clark, the architect best known for designing the impressive Customs House in the port of Ipswich, The Old Rectory, with its distinctive Elizabethan style chimneys and scalloped shaped slate roofs, is not listed and sits well within delightfully mature and sheltered gardens and grounds.
Facing south, the principal reception rooms and bedrooms enjoy fine views across the gardens and the surrounding countryside beyond. Restored and extended by the present vendors, the house offers light and well laid out accommodation and features high ceilings, deep skirtings and original coving. Benefiting from an oil-fired central heating system, the accommodation, which extends to some 3,200 sq ft, includes a central reception hall with a fine staircase and two principal reception rooms, both with feature windows affording views across the gardens. In addition there is a smaller sitting room and a study. The breakfast room has French doors opening onto a south facing sun trap terrace, and links nicely into a well-fitted kitchen. The accommodation flows beyond the utility/laundry room to the former church room, which is ideal as a playroom or studio. The ground floor is completed with a cloakroom and boot room.
On the first floor an elegant master bedroom, with bay window, enjoys far reaching views and has a large en suite bathroom/dressing room. There are four further bedrooms and two further bathrooms, one of which is en suite.
Outside
A five bar gate accesses a shingle driveway, which leads to an extensive parking courtyard to the side of the house, fronting onto which is the original brick and slate coach house and yard which provides garaging, a workshop and stores.
Gardens and Grounds
The Old Rectory sits amidst delightfully mature and sheltered gardens. Facing south, these are enclosed by natural hedgerow and have a wonderful backdrop of mature lime and horse chestnut trees. Immediately to the south of the house is a wide terrace which opens onto the well-kept lawn which is bordered by roses and herbaceous beds. Beech hedging shelters a former grass tennis lawn which opens through to the orchard garden, with mulberry, apple, pear, greengage and cherry trees, which is under planted with bluebells and overhung by a fine oak tree. Rose covered arches return to the main garden, whilst to the rear of the house is an impressive area of kitchen garden with box hedged beds and a greenhouse. In all the property extends to about 1 acre.

Directions
Flowton is best accessed from the B1113, a road which runs to the west of Ipswich and links from the Claydon A14 interchange and the Copdock A12 interchange. Your Satnav/Google Maps should help you find the turning to Flowton (which is signed). Follow this lane (Tye Lane) for approximately 2½ miles. As you pass through the village the sat nav may suggest you turn right where the road bends 90 degrees to the left. However, at this point continue around the left-hand bend, signposted to Flowton Church, where the Old Rectory will be the first property on the right-hand side.
