Description

SETTING THE SCENE

Penknight Farm is situated in a rural setting approximately one mile to the West of the charming ancient stannary town of Lostwithiel.

Sitting astride the River Fowey with a rich and interesting history, Lostwithiel is brimming with brilliant independent cafes, grocery and lifestyle shops (including an abundance of brilliant antique shops, which has earned the town the title of the Antiques Capital of Cornwall), as well as a host of other amenities.

Downstream from nearby Lostwithiel, where the river meets the open sea, the smart harbour town of Fowey is one of Cornwall's most historic and unspoilt sea ports, renowned for its safe deep-water anchorage - a haven for sailors with regular racing during the summer months. The location of Penknight Farm will appeal to those looking for a country home within easy reach of amenities and of course the Fowey Estuary.

Set in a triangle of land between the B3269 and A390, the farm benefits from good access to the main A30, while Lostwithiel Railway Station (on the main Paddington-Penzance line) is a 5 minutes down the hill.

HISTORY

The house is early Victorian, around 1840. In the 1970's it was a 200 acre dairy farm but much of the land was sold off separately to the house in the 1980s.

The original 12th century manor house (on older maps there is a notation 'Manor House, remains of') was across the yard from the house. Nearby is a very old and deep well, The older stone barns have some large dressed granites and a granite arch that probably have been recycled from the manor house and the granite floors in the study and hall of the house may well have the same origin

THE TOUR

Penknight Farm represents a rare opportunity to acquire a period farmhouse with its traditional stone barns, agricultural outbuildings and pasture.

The attractive double-fronted farmhouse dates from the early 1800s and comprises a large open plan kitchen come dining room, two further reception rooms plus a utility room on the ground floor, with four bedrooms and two bathrooms (with one of these being en suite to the principal bedroom) on the first floor, each with views across the pasture and countryside beyond.

The house has been extensively renovated under the current ownership; original features have been carefully preserved and, rather unexpectedly for an old Cornish farmhouse, the interior is bright and of generous proportions, with a muted palette and and abundance of natural light pouring in through the granite lined windows, which in turn draw the eye to pastoral surroundings.

STEP OUTSIDE

Penknight Farm sits amidst over 74 acres of its own fields and is approached over a private lane that leads up to the house and unconverted traditional farm outbuildings, including a long two-storey barn (approx 71ft) with a further single storey barn attached, a large garage, tractor shed, wood shed/store and a 21'x71' polytunnel. There is also a range of larger, more modern, agricultural buildings to the north of the farmstead.

Immediately in front of the house is a sheltered walled paved terrace area with a flower border whilst to the rear is an established garden laid mainly to lawn surrounded by a variety of colourful plants, shrubs and bountiful fruit and nut trees. There is also a series of terraces and pockets of entertaining areas as well as the all important kitchen garden.

SERVICES

Mains water and electricity, private drainage and oil fired central heating.

DISTANCES (all distances approximate)

Lostwithiel station is just under a mile away, which is on the main London Paddington-Penzance line including overnight 'sleeper' service. The property is within easy commuting distance of both the cities of Truro (25 miles) and Plymouth (approximately 35 miles). Cornwall international airport is 23 miles away
