Description

Berry and George Estates was formed to make selling and buying your home much easier. To start with, we open 7 days a week, we're also available out of hours and we'll provide you with updates when your home is available on the market to be sold and once a sale has been agreed.

We completely understand just how stressful selling and buying can be, but we've found, with the right family environment behind you all the way, you'll see just how much easier it will be for you.

Being within a brief stroll of Wepre Park the home is able to offer the best of both worlds; the convenience of suburbia but with the sort of wide open spaces that growing families crave and the opportunity to run off excess energy that will ensure some peace for Mum & Dad.

We approach through a broad gateway onto a large block paved drive/parking area that stretches the full width of the home, providing space for numerous vehicles while also giving access to the integrated garage.

The first of many highly individual features to strike you as you step up to the home is the arched brickwork above the similarly shaped solid wood front door. The quality of workmanship in here is evident in the immensely solid feel of it as you enter, a feeling that is immediately reinforced by the machined oak flooring of the hall, something that continues virtually throughout the ground floor.

To our left is the wooden semi-glazed door into the main lounge, a spacious yet surprisingly cosy feeling space helped in no small measure by the traditional open log fire, crying out for winter evenings with crumpets and a toasting fork. This is definitely a room for the darker evenings of winter but what of the warmer months? Don't worry, those are catered for too because this home has thought of everything,

Back to the hallway and just before the kitchen is a door into the handy cloakroom. Everything in here you'd expect to find, a toilet, wash hand basin which has been partially tiled behind for splashback.

Finally, we enter into the spacious open-plan kitchen and secondary living space where to be honest, I would be spending most of my time. But whatever your preference, it serves to demonstrate the versatility, which is something vital if a family home is going to keep everyone happy.

Entering the kitchen area first I was immediately impressed with the sheer quality of the fixtures and the expansive feeling produced by the amount of light flooding through the large picture window. This is still supplemented by still more from the French doors in the adjacent open plan dining area and a pair of large Velux ceiling lights.

The kitchen features a huge central island around which, fitted in a 'L' shaped formation are the remaining units containing every labour saving device known to man, except the washing machine, which is found in the adjacent utility room. Particularly eye catching and of interest to the serious foodies among us is the magnificent range style cooker** with its five-burner hob, sure to pander to your inner Gordon Ramsay.

** May not be included in the final price and to be agreed with the owner prior to sale

The remaining portion of the room is, in effect divided into two parts, the first a spacious sitting area which then morphs into a full sized dining room with sufficient space for the sort of table that ensures comfort while eating, whatever the numbers indulging. The overriding impression is one of space, by virtue of the open plan layout but it also happily pulls off the trick of feeling intimate at the same time, which in my experience is rare.

Just off the dining area is another generous open space which is currently being used as another TV area. Playing host to a large U-shaped sofa this room just ticks another box when sizing up if this home is for you.

The rear wall of the dining room comprises a large set of patio doors with additional side panels opening out onto, surprisingly enough, the patio.

Laid in what appears to be Indian stone this huge area stretches the full width of the home to where a wooden gate conceals a path alongside the garage and which leads to the front parking area. A decorative raised section at one end plays host to the compulsory BBQ while the opposite end offers protection from the sun in the shape of a large wooden gazebo, the perfect spot for your outdoor wining and dining but it is beyond the patio where this beautiful garden really begins to stand out.

To describe the lawn as tiered is to over-simplify it, as its separate levels are delineated by both low dividing walls and a series of gentle slopes with the top section finishing at another area of paved patio, meaning the dedicated sun worshipper can chase the rays around the garden with the passing of time. Although serious movement should be unnecessary as it is South West facing anyway... To one side there is a substantial and well maintained garden shed almost large enough to become a summer house and certainly adequate for storing all your garden furniture and equipment.

Moving back indoors and up the stairs we come to the landing. Doubling back towards the front of the home takes us to the smallest of the bedrooms.

Ideal as a nursery this remains most definitely a single room, perhaps best suited to a younger resident with not too many space-hungry hobbies... as a home office however, it is perfect and as post pandemic home-working remains common this could be very useful.

Beside here and also overlooking the front, the first of the double bedrooms, which provides sufficient space for twin bedside cabinets along with two four-door free standing wardrobes, while still leaving room to move around easily.

Adjacent to here a similarly proportioned room overlooks the rear garden, this one with the added benefit of a deep fitted cupboard assuming the role of free standing wardrobe and thus freeing up even more floor space.

Next, we come to the well appointed family bathroom, finished in fashionable grey and white and containing the expected suite of a pedestal hand basin, lavatory and an 'L' shaped bath with a protective glass screen along one side and a mains water fed shower above.

Lastly, we come into the principal bedroom and if there was ever a room worthy of the title, it is this one. Built out above the garage it overlooks the front of the home and provides enough space for a formal dressing table beside the king sized bed with its twin bedside cabinets before we pass into the attached en-suite bathroom.

And this time I really do mean bathroom, as this contains a ¾ sized traditional bath in addition to the table-top mounted hand basin with its storage cupboard beneath, lavatory and large walk-in shower cubicle.

The final space in the house is the internal garage. Obviously, this is a large room as it was designed to take a car, but it does now play home to all the things we love to store as do most garages nowadays!! It could, however, become another room if you really needed more space, but you'd need to speak with the local planning department to clarify if this is feasible (I'm sure it will be).

All in all this home offers a degree of space and modernity initially at odds with your first impressions from the outside. It is a testament to the thought that has gone into its development, that it manages to supply unexpected levels of light and space, while retaining an essentially cosy and welcoming atmosphere. The standards of fittings and workmanship are evident throughout and the choice of sitting rooms means that is difficult to imagine a family situation with which it could not cope. During the summer months the peace and seclusion offered by the attractive gardens make the prospect of a staycation rather appealing and for those more energetic periods, the open space of Wepre Park is just on the doorstep. This is indeed, quite a remarkable home and one well worth your attention.

Berry and George are here to help you throughout the buying and selling process, nothing is too small for us to help you with - please feel free to call us to discuss anything with regards to buying or selling.
