IF YOU LIVED HERE...
Entering your substantial period conversion, you'll find yourself in an enormous, 375 square foot kitchen, lounge and diner. There's an abundance of natural light from the fully double glazed boxed bay and additional window alongside, and blonde timber flooring runs underfoot, contrasting perfectly with soft mint paintwork and crisp white cornicing. Bespoke shelving and cupboards provide ample storage and the kitchen area brims with retro chic, decked out in smooth cream cabinets, chunky wooden worktops, glossy metro tiled splashbacks and an integrated stainless steel oven and extractor hood.
On this floor you'll also find your handsome principal bedroom, with a canary yellow and pale grey colour scheme, currently in use as a home office and music room. There's also a stylish family bathroom, with a classic white suite, powder blue paintwork, fresh white wall tiles, chrome fixtures and fittings and a shower over the tub. Upstairs you'll find your second and third bedrooms. The second double sleeper has soft grey carpet and a peaceful neutral palette, while number three is just as tasteful, currently in use as a nursery. There's also a large storage space in the loft with a similar floor span to your kitchen, lounge and diner.
An easy five minute stroll brings you to Orford Road and the heart of Walthamstow Village. You can work your way along from the warm, welcoming Queen's Arms pub, past restaurants, wine bars and art galleries, until you reach God's Own Junkyard, a neon paradise neighboured by Mother's Ruin, a lovably quirky gin bar. Even closer to home, you can dine on Caribbean delicacies at Turtle Bay restaurant or sip on craft beer and nibble fresh sourdough pizzas at Sodo Pizza, just two of the eating and drinking establishments you'll find along Hoe Street.

A WORD FROM THE OWNER...
"We have absolutely loved living here. It’s such a spacious flat with fantastic natural light, especially in the living room and kitchen area, which is a wonderful space—warm and snug in the winter and bright and airy in the summer. We couldn't be better situated; the station is on our doorstep, with regular trains to the delights of Hackney and East London, as well as into the City. If you travel in the other direction, you’re in Epping Forest for long walks and country pubs in just a matter of minutes. It’s great living at the end of the Victoria line too—you always get a seat, and it’s super speedy into King’s Cross and Oxford Circus. We love taking a stroll around the village, which genuinely feels removed from the hustle and bustle of London. We often pop into the award-winning Spar convenience store for a bite to eat or a coffee (Hucks is our favourite), or we head over to the industrial estate for a pint of craft beer at Wild Card Brewery. On Saturday mornings, we frequently walk down to Lloyd Park and the William Morris Gallery, where we enjoy food from the farmer’s market or perhaps a haggis toastie from Deeney’s café. Down Hoe Street, there’s also the Rose and Crown pub and the thriving Trades Hall, where we’re members, hosting everything from dub reggae nights to rock and roll book clubs. We have no intention of moving out of the area; it’s such a brilliant place to live. In all my time in London, I’ve never known my neighbours as well as I know ours. There is truly a fantastic sense of community here. I hope whoever moves in loves it as much as we have; this flat has been very special to us."
