What The Owner Says
"It has been a pleasure and privilege to have been a custodian of this lovely this house for 46 years. I have seen 5 children grow up here attending the local schools and taking part in community groups such as brownies, guides and youth club pantomime.
The house has been extended and modernised over time to accommodate a growing family and has provided us with ample space for entertaining, children’s parties and great family Christmases. The garden has been a delight to develop over the years and now has well established borders containing a range of shrubs and flowers. It is totally enclosed and tranquil, just right for a relaxing afternoon or evening. The sunny patio has provided us with tomatoes, peppers, strawberries and runner beans this year.
Crosspool has a lively community spirit with local events and a friendly atmosphere where people of all ages are welcome. Living so close to the Peak District, Lodge Moor as well as Endcliffe Park and Rivelin has given us many opportunities as a family for walking, exploring or visiting places of interest."
Stepping through the front door, you’re welcomed into a bright, airy hallway with stairs rising to the first floor and access to the living room, kitchen and downstairs WC. The living room sits at the front of the home and feels warm and homely, with a lovely bay window drawing in the light and a chimney breast housing an electric fire, perfect for cosy evenings. This space opens through to the dining area, creating an easy, open flow ideal for family life and entertaining. The dining area itself is generous, with a chimney breast and built-in storage, plenty of room for a large table, and a second bay window framing peaceful views of the garden. A door leads directly outside, making summer dining a breeze.
The kitchen has a timeless Shaker finish, with units above and below the worktops, a breakfast bar for quick coffees or casual meals, and space for a cooker, dishwasher and all the essentials. The sink sits beneath a window overlooking the garden, giving the room a lovely outlook. The kitchen then carries through into a well-designed utility room with further storage, additional worktop space and room for a tall fridge/freezer, washing machine and dryer – perfect for keeping the main kitchen clutter-free. Opposite is a versatile home office, currently fitted with useful built-in cupboards and opening into a front porch that doubles as extra storage.
Upstairs, the property offers five bedrooms, making it a brilliant option for growing families or anyone needing extra home-working space. The main bedroom sits at the front with a characterful bay window, while the second double bedroom looks out over the garden. The bathroom has been stylishly finished with a large walk-in shower, freestanding bathtub, WC and vanity unit with storage. Bedrooms three and four are both well-proportioned, ideal as children’s rooms or guest rooms, while the fifth bedroom—currently used as a dressing room—would also make a great nursery or study.
Externally, the property has off-street parking for one car on the driveway, with paving to the side providing further useful space. The rear garden is a standout feature: directly behind the house is a spacious patio perfect for outdoor dining or relaxing, leading up to a two-tiered lawn with established flowerbeds adding colour and interest throughout the year. A small patio tucked into the corner offers a peaceful spot to enjoy the evening sun.
