The Property - Greystones has a real feeling of grandeur from the moment you enter. Whilst little is known about the history of the house, it is believed to have been one of the first homes built in Shyners Lane with a terrace of Victorian cottages added to the rear sometime later. It was clearly the 19th century home of someone of good status within the village, with its granite and marble tiles, fireplaces, mullioned leaded windows and art nouveau details making it the perfect home for buyers who love a bit of character. As was often the case in the grander period homes, a second more lowly staircase leads up from the kitchen to the second floor and underneath is another useful under stairs cupboard.

Adjoining the kitchen is a super walk-in larder / pantry with mullion window to the front and plenty of room for both fridges and freezers as well as room for extra shelving for all your dry goods and tins.

Beyond the second stairs a further door opens into a convenient loggia, an open faced room leading to the garden with hamstone walls, timber beams and a polycarbonate roof. This is used as a utility area currently, with space and plumbing in two areas for washing machines etc.

Retracing your steps to the main hall, and the grander of the two staircases takes you to the initial first floor landing. A large master bedroom enjoys a double aspect with views over the village. Another cast iron period fireplace makes a nice focal point. Adjacent is a bathroom with further mullion leaded window and heritage style suite including wash hand basin and freestanding claw foot bath with shower handset over and Victorian style towel rail / radiator. Simple tiling adds to the period look. The second bedroom also has a pretty cast iron fireplace. Continuing along the first floor the Inner landing has a separate WC with heritage style low level WC and wash hand basin and even a view across the village. A couple of steps lead up to another section of landing with a useful separate shower room. On this landing are two further good size bedrooms – both would take double beds or would be generous singles for a child. A door opens to the top of the second staircase leading down to the kitchen.

The second floor is accessed via an original staircase from the main landing and was no doubt part of the original accommodation perhaps as a nursery and luggage room as was often the case during the 19th century. The second floor currently offers a generous bedroom with further mullion window to the front and ample access to under eaves storage, boarded for those things such as Christmas decorations and suitcases. Adjacent is a very useful walk in store, which despite the sloping ceilings has reasonable head height and with the necessary consents to install a velux window or similar, would make a lovely extra bathroom, shower room or single bedroom / office.

Outside - The property is approached over a historic vehicular right of way running along the front of Shyners Terrace and culminating effectively in a dead-end at Greystones, creating no passing cars. It therefore enjoys a quiet position well away from any traffic and very safe for younger family members. The old lane becomes a footpath beyond Greystones. The tarmac driveway provides lots of parking and the current owners have added a further turning area / parking space.

There is a timber store to one side, abutting the north end of the house with plenty of room for bikes and garden machinery. There is also an outside tap. The garden is not large in comparison to the size of the house, but there is plenty of potential for keen gardeners to make more of it, whilst younger families will appreciate the safe lawn and the option to make it fully enclosed by shutting the wide double gates at the mouth of the drive. Older families and those with busy lifestyles will like the fact there is very little to maintain.

Situation - Merriott village has an excellent range of local services including a garage, a petrol station, two stores, a post office, pub, a pharmacy (which will collect prescriptions and deliver medicines), and a pottery. There is a church, a chapel, and a village hall, tithe barn and social club which are all host to a wide range of activities. There is also a recreation ground with junior and senior play areas, cricket and football pitches, tennis courts and a bowling green, separate squash club and court. The village also has its own pre-school and primary school. Merriott has excellent road links to both the A303 and A30, both of which lie within a short drive. The nearby town of Crewkerne has a main-line station (London-Waterloo) and Waitrose supermarket among other local facilities.
