It is neat and compact and all the rooms are comfortably big enough for real people, although to be fair, the second bedroom is better suited to those of a limited stature.... A low brick wall separates the small front garden from the pavement and gives a simple solution to the main problem with terraced homes; somewhere to put the bins, as no one appreciates a wheelie bin trundling through their lounge!



Opening the white front door takes us, in time honoured fashion, straight into the front sitting room where the stairs rise immediately in front of us. However, it is a testament to the size of the room, that this fails to make it feel cramped at all, there still being room for a substantial suite of furniture set around the attractive living flame type electric fire, which is in turn set against the chimney breast.



Beneath the staircase is the door into the rear facing kitchen which, being set across the width of the home is not the biggest. Having said that there remains enough room for a small dining table and chairs which manages not to interfere with the business side of the room, catered for by an 'L' shaped arrangement of fitted units. This provides plentiful work surfaces and storage space, with a centrally positioned four burner gas hob with its integrated oven beneath. At the far end there is the sink and space for a tall fridge freezer. You may notice that there is no provision for a washing machine but don't panic.....



Passing from the kitchen into the rear lobby we find a miniature utility room where the condenser drier is mounted on top of the automatic washing machine, perfect for keeping the noise to a minimum.



A door to the rear of here reveals the ground floor bathroom. This, while perfectly adequate could perhaps benefit from a minor spruce-up but this is little that a trip to B&Q could not address. There is the expected suite of pedestal hand basin, lavatory and traditional bath, this having the added benefit of an electric shower fitted above.



The final door from the lobby takes us outside to a well-kept, private and surprisingly large garden. Beginning with a square patio area surrounded by raised planters, it is the ideal spot for a civilised BBQ in the sunshine... well, it was sunny when I was there, but this is North Wales when all is said and done, so nothing is guaranteed. Beyond here we step down onto a large area of lawn, bordered on the one side by a sturdy looking wood panelled fence and on the other by a hedge of mature shrubbery before at the bottom of the garden; a wooden potting or store shed to keep the elements off all your gardening equipment.



Returning indoors and up the stairs to the small square landing, straight ahead of us is the fully glazed door leading into the second of the bedrooms.



Initially, it seems a little odd for a bedroom door to be glazed in this way, but there is method in the madness as it allows a generous amount of light through onto the stairs which would otherwise be dangerously gloomy. This bedroom mirrors the kitchen in size and orientation, with a large picture window overlooking the garden and more than enough space to warrant it being termed a double room, and a well proportioned one at that, and given a 'cottage' atmosphere by the way the ceiling slopes, following the line of the roof.



Adjacent to here is the main bedroom overlooking, unsurprisingly, the front of the home. This is larger than the outward appearance of the home would have you expect, with ample room for a set of twin bedside cabinets flanking the double bed along with a further cabinet and formal dressing table. Hanging space is available in a large airing cupboard which also houses the gas combi central heating boiler, and further storage lockers are to be found above the void over the staircase.
