Description

Attractive detached two bedroom bungalow in an elevated position with planning permission within the grounds for a two bedroom bungalow all set within approx 0.42 acres (0.1714 hectares).

The Property - Seaward, as the name suggests, sits in an elevated southerly facing position on the south side of Hardown Hill. The original bungalow is believed to have been built in the 1930s and was substantially extended in the 1960s and within the last 10 years, to create an attractive contemporary property. Planning permission has been approved and work commenced under Building Regulations for the building of a separate standalone two bedroom bungalow that could be sold off separately, provide annex accommodation, additional accommodation, a home office, workshop space or perhaps be used as an air B&B, subject to obtaining the necessary planning consents. Either way this is a very flexible property indeed.

The bungalow is arranged with all the principal rooms arranged on the south side taking full advantage of both the light and the views that improve even more during the winter when there is less foliage on the trees. The main daytime living space is the kitchen/dining room that has a contemporary kitchen to one end equipped with a comprehensive range of floor and wall mounted units and cupboards. Integrated appliances include a ceramic induction hob, an electric oven, a microwave oven, a fridge and a freezer, with to the other end a dining area from which the best of the views can be enjoyed through a lovely picture window. To the centre of the property there is a sitting room arranged around a fireplace equipped with a wood-burning stove and to one end a sun room area with a second picture window looking out over the views. To the other end is a garden room with double doors out on to the Terrace on one side.
Off the sitting room there is a bedroom to one end and a second bedroom to the other. The principal bedroom again takes in the views. The family bathroom is fully tiled and has both a bath and a shower, while in the attic space there is a useful additional living area that could be used as an occasional bedroom.

Outside - On the north side of the property there is a parking area for one car that makes a useful place to unload the shopping. Beside this a gate leads through to an extensive covered outside area that provides further storage. On the west side of the house there is a decked terrace that takes in the last of the sun. Running along the south side there is an area of paved terrace, with a wooden balustrade to one side, that makes an ideal entertaining area during the summer months. On the south side of the plot there is a second vehicular access that provides parking and access for a number of cars and would make an access for the new bungalow were it built. Within this area there is a double carport . The gardens are particularly attractive and are enclosed by mature trees giving privacy, with lawns punctuated by mature herbaceous and shrub planting. Good walking can be had from the bungalow onto the National Trust Golden Cap estate, which stretches up to Langdon Woods, across to Golden Cap and on to Stonebarrow Hill. On the east side of the property there is a substantial timber building with its own power supply currently used as a studio/home office space and there is a second large shed on the west side of the property.

Situation - Morcombelake has a village store and farm shop, while Whitchurch has a pub, village hall and parish church. The market town of Bridport lies approximately 6 miles to the East. Bridport has a history of rope-making and is now a gateway to the Jurassic, World Heritage coastline at nearby West Bay. It has a variety of independent shops, supermarkets, public houses and restaurants catering for a range of tastes and excellent arts and music events. Bridport is conveniently placed for Dorchester and Weymouth to the east and Axminster to the west. Walking, water sports and riding opportunities are plentiful in the area, with many walks starting from the town itself. Communication links are good with road links along the A35 and mainline stations at Maiden Newton and Axminster. Charmouth and Lyme Regis are also just a short motoring distance away.

Services & Local Authority - Mains electricity and water. Electric heating. Private drainage.
Broadband - Superfast broadband is available.
Mobile phone coverage - Network coverage is good both indoors and out.

Dorset Council -
Council Tax Band: D

Directions - From the Bridport office head down South Street and straight at the traffic lights. At the roundabout take the fourth exit. Continue along the A35 towards Morcombelake, proceeding through the village, and take the fourth right onto Verriott's Lane. The property will be found a short distance on the left hand side
