The previous purchaser had a homebuyer's report which identified that the roof covering was in poor condition.
Our vendor has instructed Davies Roofing Company to replace the roof covering.
The work being carried out from the 15th of July 2024 is as follows. To apply a membrane tacked securely to the rafters to the main roof, and to install new treaded 25x50 slate battens and to apply the correct gauge for Marley Thrutone Eternit slate.
The flat roof covering on the back addition will be striped off and replaced by a cover using a Proteus flat roofing system carrying a 20-year guaranty (either felt or liquid membrane), and the slates to the rear addition pitched areas will be repaired.
The total cost of these works is £13,000 + VAT so £15,600 including VAT.
