AGENTS NOTE

Melbury Lodge was purchased by the owners in November 2024 and is only being sold due to an expected job relocation out of the area.

Melbury Lodge lies very close to the active village of Melbury Osmond that is home to historic Melbury House, a grand estate that Thomas Hardy occasionally visited at the invitation of Lord Ilchester. The estate remains within private ownership.

The village has an active community, mainly centred around activities within the village hall that also has adjoining tennis courts for hire. Regular activities include club nights, barbecues and the annual flower show and fete. These activities are a great way to integrate into village life, if desired.

Nearby villages include Chetnole and Yetminster (both with train stations) whilst the larger towns of Sherborne, Dorchester and Yeovil are within easy reach. Beyond Dorchester and Bridport is the Jurassic Coast, famous for its beautiful coastline and where many pretty villages can be found.

A gated drive provides off road parking for several vehicles and leads to the detached double garage. This has an up and over door, light, power and roof storage. Beside the garage is a second outbuilding with the primary section currently used as a workshop whilst the rear is in the form of a utility room with space and plumbing for a washing machine and tumble dryer together with further appliances. There is also a worktop and useful ceramic sink and a large attached timber log store.

The gardens are a particularly appealing feature containing areas of lawn, a westerly facing raised decked area overlooking unspoilt fields and countryside, that captures the evening sun and is perfect for entertaining.

The house itself is surrounded by mature gardens, mainly lawned and with a host of planted beds and natural boundaries. There is a timber garden shed and further large timber outbuilding beyond which is an orchard with numerous soft fruit trees and an abundance of wild flowers.

There are numerous sitting areas dotted around the garden from which the lovely aspects can be enjoyed and, with there being no immediate neighbours, there is a high level of visual privacy.
