Access
Access, which is marked blue on the sale plan, is via a field gate directly off Durham Road, Wingate. The Seller will grant access rights over the area marked in blue.

Overage
In the event that the Buyer or their successors in title obtain planning consent to carry out any development, that would increase the value of the land over the agreed sale amount, overage will be payable at 50% of the net uplift in value to the Seller, or their successors in title.
